Key takeaway: Hallandale Beach's oceanfront condos split by decade: eight towers and complexes on or across from the beach date from the 1970s by association, news and directory records, while Beach Club and 2000 Ocean went up from 2005 to 2021. The 1970s towers are the low-cost way onto the sand and the ones paying for milestone repairs and full reserves. Shortlist by building age and inspection status first, then choose a side of A1A.
Who this guide is for: You want a condo on or near the beach in Hallandale Beach and need to compare the towers on South Ocean Drive by age, side of A1A, size and what each is likely to cost you after closing.

Hallandale Beach Oceanfront Condos: Why the Decade Sets the Price
South Ocean Drive (A1A) carries Hallandale Beach's line of beach towers between Hollywood and the Miami-Dade line. On the street numbers, even addresses sit between A1A and the beach and odd ones face the Intracoastal. Listing records, which we haven't yet matched to the Broward County Property Appraiser, place each tower on one side or the other.
The side of the road shapes your walk to the sand. The decade shapes your bills. Broward County's building safety inspection starts at 25 years and repeats every 10, so every 1970s tower passed that trigger more than 20 years ago, while the newest towers haven't reached it. That's why a 1979 two-bedroom and a 2007 two-bedroom a few blocks apart can differ by hundreds of thousands of dollars. The background on the inspection is in our explainer on Florida milestone inspections.
Older Oceanfront condos: The 1970s Towers
These are the entry prices on the strip. Julia's agent page lists a Parker Tower sale at $395,000 in March 2026 and Plaza Towers North sales between $320,000 and $395,000. The trade is a lower price for a larger share of the building's repair bill.
Parker Dorado, 3180 S Ocean Dr
Ocean side, at the north end of the strip. One directory shows 18 floors and 327 units, but sources disagree on the year: 1979 in one, 1972 in another, so confirm it on bcpa.net. The guide to Parker Dorado condos covers floor plans and fees.
Parker Tower, 3140 S Ocean Dr
Often searched as Parker Towers. The association dates it to 1979 and counts 276 homes on the ocean side; directories give 24 floors with a penthouse level above. Don't confuse it with the Parker Towers complex in Queens, New York, which shares the name. Prices and lines are in our Parker Towers Hallandale guide.
Parker Plaza Estates, 2030 S Ocean Dr
The oldest and largest of the group: about 520 units on 22 floors, opened in 1971 per FIU news coverage (directories say 1972). With that many owners, a repair bill splits more ways, so ask how this association divides assessments. See Parker Plaza Estates.
La Mer, 1880 to 1904 S Ocean Dr
Several ocean-side sections whose records don't agree: directories give 160 or 443 units and years from 1970 to 1974 depending on the section. Each section can mean its own roofs, elevators and reserve study. Details in our La Mer Hallandale profile.
Avant Garde, 2017 S Ocean Dr
The odd street number puts it on the Intracoastal side; listing records give 14 floors, 279 units and 1974. Read the Avant Garde condo guide for its rules and fees.
Prince George, 1865 S Ocean Dr
Intracoastal side, 20 floors and 249 units, built in 1972 per directory and broker records (some listings say 1974). Units here look across the bay toward the mainland. See Prince George condominium.
Plaza Towers North, 1833 S Ocean Dr
Its association dates it to 1971 and counts 204 units, on the Intracoastal side; listing records say 1972. It's the strip building with the most sales on Julia's agent page, three between December 2024 and December 2025. The guide is Plaza North Hallandale.
The Hemispheres, 1950 S Ocean Dr
Four towers, two on each side of A1A plus a marina, with 1,298 units per 2021 news coverage, the largest complex on the strip. Directories date the towers from 1971 to 1973, so check each tower's year with the Broward County Property Appraiser. Start with The Hemispheres Hallandale guide.
Newer oceanfront condos: Beach Club, Ocean Marine Yacht Club and 2000 Ocean
These towers ask more and owe less in the near term. Their first Broward inspection falls between about 2030 and 2046 by year built.
Beach Club I, II and III, 1800 to 1850 S Ocean Dr
Three ocean-side towers at 1850 (I), 1830 (II) and 1800 (III), of 44 to 51 floors, built from 2005 to 2007 per directory records. A Beach Club I unit on Julia's sold list closed at $1,600,000 in December 2025, almost seven times the city's condo median. Read the Beach Club Hallandale guide or browse Beach Club listings.
Ocean Marine Yacht Club, 1945 S Ocean Dr
An Intracoastal-side tower whose name promises more than it has: directories show 28 floors and 267 units from 2008, and the developer said in 2007 that its planned 48-slip marina failed to get permits. Get any boat slip a listing mentions confirmed in writing. See Ocean Marine Yacht Club.
2000 Ocean, 2000 S Ocean Dr
KAR Properties finished this 38-story tower in December 2021 with 64 residences, the smallest a 2,913-square-foot half floor. Launch prices ran from $2.6 million to $4.4 million, with penthouses from $8 million. Some listing records say 40 floors; the developer's press says 38. More in our 2000 Ocean profile.
Alternatives to Oceanfront condos: Duo, Beachwalk, Olympus and Oasis Hallandale
These three sit off South Ocean Drive. You give up the beach address and get newer construction or a lower price.
Duo, 1745 and 1755 E Hallandale Beach Blvd
Two towers built in 2007 with about 298 units, per directory records, with no beach or Intracoastal frontage. See the Duo condominium guide.
Beachwalk, 2600 E Hallandale Beach Blvd
A 33-story condo-hotel on the Intracoastal with 300 units, built in 2013 per its directory record. Condo-hotels often fall outside conventional loan rules, so read what non-warrantable means for your mortgage and then our Beachwalk Hallandale guide.
Olympus, Three Islands
One condominium of 1,090 units in three buildings on the Intracoastal side of Three Islands, with its own 26-slip marina. Julia's agent page lists an Olympus sale at $250,000 in March 2026. Details in the Olympus condominium guide.
Oasis Hallandale, East Hallandale Beach Boulevard
The newest option inland: two 25-story condo towers of 250 residences each, about a mile west of the beach. The West Tower opened in 2026 and the East Tower is due in 2027, so the first Broward safety inspection is decades away; what you check instead is the deposit escrow, the completion terms and whether lenders have approved the project. Details are in the Oasis Hallandale building guide.

The inspection column is simple arithmetic, year built plus 25, on the 25-year trigger in today's Broward policy, which dates from 2023. Older towers were inspected under the earlier 40-year program, so ask each association for its actual inspection dates.
How to shortlist Oceanfront Condos by Inspection and Reserves
Use this order for any tower above. It takes three requests to the association, and it rules buildings out before you spend time on units.
- Ask for the latest milestone or building safety inspection summary and the date it reached the city. If phase two found deterioration, ask what the repair contract costs per unit.
- Ask for the most recent structural integrity reserve study and the current budget. Compare the reserve line in the budget with what the study says it should be; the gap becomes dues or an assessment. Our special assessments explainer shows how those bills are split.
- Ask a lender whether the building is approved for conventional loans now, not last year.
- Only then compare units: floor, view, side of A1A and price per square foot.
If you'd like, I can request the inspection summary and reserve study for each building on your shortlist before you tour.

Hallandale Beach oceanfront condos FAQs
Which Hallandale Beach condos are directly on the beach?
By their addresses, the ocean-side towers on South Ocean Drive are Parker Dorado, Parker Tower, Parker Plaza Estates, La Mer, Beach Club I to III, 2000 Ocean and two of The Hemispheres' four towers. Even street numbers on South Ocean Drive are generally on the ocean side, but confirm on the property appraiser's parcel map.
How old are the oceanfront condos in Hallandale Beach?
Most of the towers on South Ocean Drive date from the 1970s: Parker Plaza Estates, Plaza Towers North, La Mer, The Hemispheres, Avant Garde, Prince George, Parker Dorado and Parker Tower. Beach Club went up from 2005 to 2007, Ocean Marine Yacht Club around 2008 and 2000 Ocean in December 2021. Check any building's year on the Broward County Property Appraiser site.
Do Hallandale Beach oceanfront condos need milestone inspections?
Yes, for buildings three habitable stories or more. Broward County's building safety inspection starts at 25 years and repeats every 10, and it counts as the state milestone inspection. Every 1970s tower is past that trigger. Ask the association for its latest inspection summary and whether repairs are funded.
Which oceanfront condo in Hallandale Beach has boat docks?
Not the one the name suggests: Ocean Marine Yacht Club's planned 48-slip marina never got its permits, per a 2008 Soundings report. The Hemispheres lists a marina with its Intracoastal towers. Ask whether a slip is deeded, assigned or leased and whether it transfers with the unit.
What do oceanfront condos cost in Hallandale Beach?
It depends on the decade. Sales on Julia's agent page run from $166,000 to $395,000 in 1970s towers on South Ocean Drive, while a Beach Club I unit closed at $1,600,000 in December 2025. 2000 Ocean launched at $2.6 million and up. The city's condo median was $240,000 in the second quarter of 2026.
Is The Hemispheres on the ocean or the Intracoastal?
Both. It's four towers, two on each side of A1A, with 1,298 units in total per 2021 news coverage. Units in the ocean-side towers reach the beach without crossing the road, so check which tower a listing is in before comparing prices.
