Parker Dorado, Hallandale Beach: Oceanfront Condos and the Records to Check

Key takeaway: Parker Dorado is an oceanfront condo tower at 3180 South Ocean Drive in Hallandale Beach, asking an average $521 a square foot in October 2026, more than Parker Tower or Parker Plaza. Listing directories disagree on when it was built, how many units it has and whether pets are allowed, and no news coverage of its repairs turned up. Treat the association's inspection summary, reserve study and minutes as the facts, and the listing sheets as rumors.
Who this guide is for: You're looking at a Parker Dorado listing, have noticed the directories don't match, and want to know what's verified, what a unit costs and which documents settle the rest.

Parker Dorado in Hallandale Beach: A Premium Price on a Thin Record
On October 21, 2026, Parker Dorado listings averaged $521 a square foot. Parker Tower, a few addresses away, averaged $467 and Parker Plaza $429. Buyers are paying more here, so it's fair to ask what they're paying for.
The public answer is thin. One directory says the tower dates from 1979 with 327 units on 18 floors; another site says 1972; a third shows 518 units and 22 stories, figures it also prints for Parker Plaza Estates. Nothing in the news describes an assessment, a lawsuit or a finished recertification. Quiet can mean a well-run building or simply one nobody has written about. Only the association's paper tells you which.
Parker Dorado Floor Plans and Unit sizes
MiamiResidence counts 30 studios, 130 one-bedrooms, 165 two-bedrooms and 2 three-bedrooms, with sizes from 738 to 1,422 square feet. Use the mix as a guide only, given the conflicts above.
Parker Dorado studios and one-bedrooms
One-bedrooms of 738 to 832 square feet were asking $259,000 to $459,800 in October 2026. The lowest of those is close to Zillow's typical Hallandale Beach value of $279,430 for September 2026, so a Parker Dorado one-bedroom is the cheapest way into an oceanfront Parker building on that day's listings.
Parker Dorado two-bedroom units
Two-bedrooms make up about half the building in the directory count. They set the building's resale market, so compare the same line on different floors before you trust a price per foot.
Parker Dorado three-bedroom units
Only two three-bedrooms appear in the mix, around 1,422 square feet. With so few, there's rarely a recent comparable sale, and an appraiser may reach for one-bedroom data instead. Expect a longer negotiation.
The $1,000,000 Parker Dorado listing
One listing at $1,000,000 has been on the market since December 2022 and pulls the building's average asking price up. Leave it out when you judge value; without it, the asking range tops out well below that.
Parker Dorado milestone inspection and building safety status
Whichever year is right, Parker Dorado is past Broward County's 25-year building safety inspection and past the old 40-year mark. Since May 11, 2023, Broward's inspection covers structure and electrical and counts as the state milestone inspection, repeating every 10 years. The rules are in our milestone inspection explainer.
Parker Dorado inspection summary
Florida requires the association to give every owner an inspector-prepared summary within 45 days of a milestone report. Ask for it, plus the city's acceptance letter. If phase 2 testing was required, ask for the repair schedule.
Parker Dorado special assessments
We found no published assessment for Parker Dorado. That's a question to put to the association in writing, not an answer. Ask for any assessment approved in the last three years and any planned one in the minutes; our page on Florida condo special assessments shows how they're voted and split.
Parker Dorado Prices in 2026
| Building | Units listed Oct 21, 2026 | Average asking | Asking per sq ft |
|---|---|---|---|
| Parker Dorado | 14 (4%) | $514,557 | $521 |
| Parker Tower | 9 (3%) | $514,422 | $467 |
| Parker Plaza Estates | 37 (7%) | $488,214 | $429 |
All three averages come from MiamiResidence on the same day. Parker Dorado and Parker Tower, its 1979 neighbor, average almost the same asking price, but Parker Dorado's units are smaller, so you pay more for each foot. Asking prices aren't sales; ask for closed sales in the building from the last six months.
Parker Dorado HOA fees and rules
Parker Dorado HOA fees
The directories publish fee estimates per square foot that don't agree, so none is quoted here. Get the adopted budget and the fee for your unit's square footage, and ask whether reserves are fully funded.
Parker Dorado pet and lease rules
MiamiResidence says no pets; CondoBlackBook says owners may keep them. Neither is the rulebook. Ask for the declaration and current rules, and check any minimum lease term before you plan to rent the unit out.
Financing and insuring a Parker Dorado condo
Parker Dorado mortgage approval
A lender reviews the building as well as you. Fannie Mae treats a project as ineligible if it has unfunded critical repairs over $10,000 per unit due within 12 months, a special assessment for an unrepaired critical repair, or an inspection report from the last three years with critical items left open. Any of those turns a conventional loan into a cash or portfolio-loan purchase, which shrinks your pool of buyers when you sell. Our page on non-warrantable condos covers the alternatives.
Parker Dorado condo insurance
The association insures the structure; you insure the interior, your belongings and your share of any assessment after a loss. Before you price a policy, get the association's master policy declarations page and the deductible, because a large wind deductible can come back to owners as an assessment. The pieces are explained in our guide to Florida condo insurance.
What to check before you buy at Parker Dorado
- The year built on the Broward County Property Appraiser record. It settles the 1972 vs 1979 question and your inspection timeline.
- The latest milestone or Broward safety inspection summary. Under section 718.503 the seller provides it, with the latest SIRS, and you can cancel within 7 days of receiving them.
- The structural integrity reserve study. Compare reserves held with reserves recommended; see our SIRS explainer.
- Twelve months of board minutes. They show repairs under discussion before a vote.
- Lender review of the building. Ask your lender to clear the project before your financing deadline.
- The pet and leasing rules in writing. The directories contradict each other.
I can request Parker Dorado's inspection summary, SIRS and minutes before you commit; tell me which unit.
Parker Dorado and the Hallandale Beach oceanfront strip
Parker Dorado is one of the older towers on South Ocean Drive. Our building-by-building guide to Hallandale Beach oceanfront condos compares their age and price, and the Hallandale Beach condo market overview covers both sides of A1A. If you already own here, the record gaps above are exactly what a buyer will ask about, so gather the documents first; our guide to selling your Hallandale condo lists them.
Parker Dorado FAQs
What year was Parker Dorado built?
Sources conflict. MiamiResidence and other listing data say 1979; another listing site says 1972. The Broward County Property Appraiser record at bcpa.net is the authority, so check it before you rely on either. Under either date the building is past Broward's 25-year building safety inspection.
How many units are in Parker Dorado?
MiamiResidence counts 327 units on 18 floors, mostly one- and two-bedrooms from 738 to 1,422 square feet. CondoBlackBook's page shows 518 units and 22 stories, the same figures it gives Parker Plaza Estates, which looks like a data error. Confirm with the association.
How much is a condo at Parker Dorado?
On October 21, 2026, 14 units were listed with an average asking price of $514,557, or $521 per square foot. One-bedrooms asked $259,000 to $459,800. One $1,000,000 listing from December 2022 skews the average. Ask for closed sales from the last six months.
Is Parker Dorado on the ocean?
Yes. At 3180 South Ocean Drive it's on the even-numbered, ocean side of A1A in Hallandale Beach, and CondoBlackBook lists deeded beach access. Units facing west look over the street and the Intracoastal side, so check the unit's line and exposure.
Does Parker Dorado allow pets?
The listing directories disagree: one says no pets, another says owners may keep them. The association's declaration and rules decide it. Ask the seller for the current rules and make your offer contingent on reviewing them.
