Key takeaway: The Beach Club is three ocean-side towers at 1800, 1830 and 1850 South Ocean Drive, completed between 2005 and 2007, which makes them the newest high-rises on this part of the strip. Their first Broward County safety inspection falls around 2030 to 2032, so the risk you're pricing is future, not found. Ask each tower's association how its reserves stand against that date before you choose between them.
Who this guide is for: You're choosing between units in Beach Club I, II or III, probably for the ocean frontage and newer construction, and need to know how the towers differ and which costs are coming.

Why Beach Club Towers are Priced on What's Ahead
Almost every tower on our guide to Hallandale Beach's oceanfront buildings dates from the 1970s, and their first Broward safety inspections are decades behind them. Beach Club's towers were completed in 2005, 2006 and 2007. Under Broward's building safety program the first inspection comes 25 years after the certificate of occupancy, which puts these three around 2030 to 2032.
That gives you a clean question. You aren't asking what an engineer found; you're asking whether each association is saving enough now for what an engineer is likely to find then. Florida's structural integrity reserve study rules apply to all three, so the evidence is in each tower's SIRS and budget.
The three Beach Club towers compared
Directory records give these figures. Listing sites disagree on a few of them, so confirm floors and units with each association.
| Tower | Address | Built | Floors | Units | First Broward inspection |
|---|---|---|---|---|---|
| Beach Club I | 1850 S Ocean Dr | 2005 | 44 | 385 | About 2030 |
| Beach Club II | 1830 S Ocean Dr | 2006 | 51 | 480 | About 2031 |
| Beach Club III | 1800 S Ocean Dr | 2007 | 44 | 389 | About 2032 |
Beach Club I at 1850 S Ocean Dr
This is the oldest of the three and the first to reach its 25-year inspection. One broker site lists Beach Club I at 1800, but directory records and OpenStreetMap put it at 1850, so check the address on the deed and the estoppel, not the listing headline.
Beach Club II at 1830 S Ocean Dr
It's the tallest at 51 floors and the largest at 480 units. More units spread a repair bill thinner, but a taller building has more facade, balconies and elevators to maintain, so read its SIRS line by line.
Beach Club III at 1800 S Ocean Dr
Tower III is the youngest, a year or two behind the others on every inspection clock. If two units are otherwise alike, that extra time is worth something, provided its reserves are on schedule.
Beach Club fees, reserves and insurance
HOA fees in the three Beach Club towers
We couldn't verify current dues for any of the three towers, and listings quote figures that change with each budget. Get the 2026 budget and the estoppel certificate for the specific unit, which shows the monthly payment and any special assessment.
Structural integrity reserves at the Beach Club
Since the end of 2024, Florida condo budgets can't waive reserves for the components a SIRS covers, such as the roof, structure, waterproofing and fire protection. Ask when each tower's SIRS was done and whether the 2026 budget funds it in full. Reading a Florida SIRS walks through the columns that matter.
Insuring an ocean-side Beach Club tower
Wind and flood cover is a large share of any ocean-side budget. Ask for the master policy's deductible, because a hurricane claim under that deductible becomes an assessment. Our Florida condo insurance guide explains what your HO-6 needs to cover.
Getting a loan in a Beach Club tower
Lenders review the building as well as you. Fannie Mae's Selling Guide (B4-2.1-03) rules out projects that need critical repairs or where the association is a party to litigation over safety, structural soundness or habitability. A tower this young is less likely to trip the first test, but order the lender's condo questionnaire early and ask the association in writing about pending lawsuits. If a tower fails review, non-warrantable condo loans are the fallback.
Beach Club milestone inspections in Hallandale Beach
Florida's milestone inspection starts at 30 years, while Broward's program starts at 25 and adds an electrical inspection. In Broward, the county inspection counts toward the state one, so the 25-year date is the one to plan around.
Planning for the first Beach Club inspection
If you're buying in 2026 and holding for five or more years, your ownership will likely span a first inspection. Ask whether the board has commissioned any early engineering review and what the latest SIRS assumes for concrete, balcony and window work. The full rules are in our guide to Florida milestone inspections.
Compare that with a 1970s tower, where the inspection is done and the bill is either paid, being paid or still unknown. Here the bill hasn't been written yet, which is why a well-funded reserve line is worth more to you than a fresh coat of paint in the lobby.
Beach Club Hallandale recent sales
Raydiant Realty's site lists a Beach Club I sale at $1,600,000 in December 2025. That's one sale in one tower, so compare closings by tower, floor and line; a high floor facing the ocean and a low floor facing the city are different products in the same building. Current listings are on Julia's Beach Club homes for sale page.
For contrast, Plaza Towers North across A1A trades in the $300,000s on the Intracoastal side with a published 2026 budget, and the La Mer buildings just to the south are 1970s ocean-side stock.
What to check before you buy at the Beach Club
- Which tower the unit is in. Match the address on the deed to the association.
- The SIRS date and 2026 funding. Whether the budget funds the study in full.
- The master policy deductible. And whether a hurricane assessment is outstanding.
- Any early engineering reports. Concrete, balcony and window findings before 2030.
- Leasing and pet rules. From the declaration, not a listing summary.
- Estoppel figures. The exact payment and any assessment on your unit.
If you'd like, I can request each tower's budget, SIRS and minutes so you can compare them side by side. Owners planning a sale can read what sellers need to know in Hallandale Beach, and Hallandale Beach condos for sale covers the wider market.
Beach Club Hallandale FAQs
How many towers are in the Beach Club Hallandale?
Three. Beach Club I is at 1850 South Ocean Drive, Beach Club II at 1830 and Beach Club III at 1800, all on the ocean side of A1A in Hallandale Beach. Directory records date them to 2005, 2006 and 2007 and give 44, 51 and 44 floors, with about 1,254 units across the three. Confirm floor and unit counts with each association.
When is the Beach Club's first safety inspection due?
Broward County requires the first building safety inspection 25 years after the certificate of occupancy, then every 10 years. With completion years of 2005, 2006 and 2007, that points to about 2030, 2031 and 2032. The exact dates run from each tower's certificate of occupancy, so ask the association or the Hallandale Beach Building Division.
Is the beach at the Beach Club Hallandale open to the public?
Florida's constitution holds beaches below the mean high water line in trust for all the people, so the wet sand in front of ocean-side buildings is public. Dry sand above that line can be private, and a building's pool deck, cabanas and amenities are for owners and their approved tenants and guests. Check the declaration for amenity rules.
Is Beach Club I at 1800 or 1850 South Ocean Drive?
Directory records and OpenStreetMap put Beach Club I at 1850 South Ocean Drive, with Beach Club II at 1830 and Beach Club III at 1800. At least one broker site lists Beach Club I at 1800, so sources conflict. The deed, the estoppel certificate and the association's name settle it for any unit you're considering.
What are the HOA fees at the Beach Club Hallandale?
Each tower has its own budget, and we couldn't verify current figures for any of them. Ask the seller for the 2026 budget and request an estoppel certificate, which shows the exact monthly payment, any special assessment and anything owed on the unit. Compare what each budget sets aside for structural integrity reserves.
