Key takeaway: Parker Plaza Estates is a 22-floor oceanfront tower of about 520 condos at 2030 South Ocean Drive, designed by Morris Lapidus and opened in the early 1970s. It asked an average $429 a square foot in October 2026, the least of the three Parker buildings, after a decade of public fights over assessments and balcony repairs. Buy only once you've seen proof the repair work is finished and paid for.

Why Parker Plaza Estates costs less than its Hallandale Beach Neighbors
On October 21, 2026, Parker Plaza Estates averaged $429 a square foot in asking prices, against $467 at Parker Tower and $521 at Parker Dorado. It also had 37 units for sale, 7% of the building, more than double the share at either of the other two. A low price and a deep supply usually point at something buyers are pricing in.
Here, the record is public. Fraud charges in 2007, a balcony project that stalled after 2017, and a $14 million assessment vote scheduled in 2020 were all reported. None of that makes the building a bad buy. It makes the discount conditional: it's worth having only if the work those assessments paid for is finished and nothing large is queued behind it.
Parker Plaza Estates assessment and Repair History
2007: Fraud charges at Parker Plaza Estates
In May 2007 the ABA Journal, citing the Miami Herald, reported that four men had been charged in an alleged scheme to take at least $1.4 million from the association through kickbacks on building projects. Owners gathered the documents that helped police build the case.
2017: The Parker Plaza Estates balcony assessment
FIU's Caplin News reported that in 2017 the board sought a special assessment of almost $5 million to restore balconies, against an original estimate of $3.36 million. Deterioration turned out worse than the first survey showed, the scope grew, and the board ended the contractor's work by notice on March 4, 2019, with many balconies unfinished.
2019 and 2020: The follow-on assessment votes
In late 2019 directors pushed a $10 million assessment that wasn't approved at that meeting. By February 2020 the board had scheduled a vote on $14 million, which the board president tied to window installation. We found no published result of that vote, so ask the association what was approved, what it covered and whether it's paid off.
Parker Plaza Estates Floor Plans and Unit Sizes
Units run from 736 to 1,856 square feet. MiamiResidence counts 159 one-bedrooms, 317 two-bedrooms and 42 three-bedrooms, which makes this the only one of the three Parker buildings with a real three-bedroom market.
Parker Plaza Estates one-bedroom units
One-bedrooms of 736 to 896 square feet were asking $319,900 to $450,000 in October 2026. Two units of the same 736-square-foot plan asked $360,000 and $450,000, a gap that reflects floor, view and renovation more than size.
Parker Plaza Estates two- and three-bedroom units
The highest asking price that day was $825,000. Larger units carry a larger share of any assessment if the declaration splits costs by unit size, so check the split before you compare a three-bedroom here with a two-bedroom elsewhere.
Parker Plaza Estates milestone inspection and reserves
At more than 50 years old, the building is on Broward County's 10-year building safety cycle, which since May 11, 2023 also serves as the state milestone inspection. Our guide to milestone inspections explains phase 1 and phase 2.
Parker Plaza Estates inspection summary
Ask for the latest inspector-prepared summary and the city's acceptance letter. If repairs were required, ask whether permits are closed; open permits are the clearest sign the work isn't done.
Parker Plaza Estates reserve study
After years of assessment-funded repairs, the SIRS tells you whether reserves are being rebuilt or still running near empty. The SIRS explainer shows what an underfunded study looks like.
Parker Plaza Estates HOA fees, rules and insurance
Parker Plaza Estates HOA fees
Directory estimates of the monthly fee per square foot don't match one another, so they aren't repeated here. What matters more in this building is the line under the regular fee: any assessment installment or loan repayment. Ask for the adopted budget, the fee for your unit and a written list of every installment still due, then add those to the purchase price when you compare it with a tower that has no open assessment.
Parker Plaza Estates pet and rental rules
Listing sites give conflicting pet and leasing rules, and we found no rulebook published by the association. If you plan to rent the unit or bring a pet, get the declaration and rules before your inspection period ends and make the contract depend on them. The same goes for any approval interview the association requires for buyers or tenants.
Insuring a Parker Plaza Estates unit
The association insures the building and you insure the unit. Ask your insurance agent whether your unit policy would cover your share of an assessment if the association's insurance falls short after a storm, and get the master policy's wind deductible from the association; our Florida condo insurance guide explains the parts.
What to check before you buy at Parker Plaza Estates
- Every assessment approved since 2017. Amount per unit, what it paid for, balance owed on your unit.
- Whether the balcony and window work is finished. Ask for permit close-outs, not a board letter.
- Any loan or line of credit. Repayments sit inside your fees for years.
- Litigation. Ask the association to disclose any open lawsuits with contractors or owners.
- The estoppel certificate. It states what the seller owes, including assessment installments.
- Lender approval. Fannie Mae won't lend in a project with unfunded critical repairs above $10,000 a unit due within 12 months; see financing a non-warrantable condo.
If a big assessment is still open, the price should reflect it. Our page on how Florida condo assessments work explains who pays when a unit sells mid-assessment, and I can pull the estoppel and minutes for a Parker Plaza Estates unit before you offer; ask me here.

If you want the same oceanfront block with a published, finished recertification, compare the Parker Tower guide. For four towers on both sides of A1A under one name, see The Hemispheres. Parker Plaza Estates FAQs
When was Parker Plaza Estates built?
FIU's Caplin News reported that Parker Plaza opened in 1971; listing directories say 1972. Either way the building is past Broward County's 25-year building safety inspection and the old 40-year mark, so it is on the county's 10-year inspection cycle. The county property appraiser record gives the official year.
Who designed Parker Plaza Estates?
Morris Lapidus, the architect also known for the Fontainebleau hotel and Lincoln Road Mall in Miami Beach, designed Parker Plaza, according to FIU's Caplin News. The 22-floor building at 2030 South Ocean Drive has about 520 units.
Does Parker Plaza Estates have a special assessment?
It has had several. A balcony assessment of almost $5 million was sought in 2017, and a $14 million assessment vote was scheduled in February 2020, according to FIU's Caplin News. We found no published outcome, so ask the association and the estoppel for every open assessment on the unit.
How much is a condo at Parker Plaza Estates?
On October 21, 2026, 37 units were listed with an average asking price of $488,214, or $429 a square foot. One-bedrooms asked $319,900 to $450,000 and the highest listing was $825,000. Ask for closed sales, since asking prices in a building with this much supply often fall.
Is Parker Plaza Estates on the beach?
Yes. At 2030 South Ocean Drive it's on the even-numbered, ocean side of A1A, and CondoBlackBook lists deeded beach access. West-facing units look over the street toward the Intracoastal, so the line you buy matters for the view.
