Key takeaway: The Hallandale Beach housing market favors buyers in 2026: condos and townhouses sold at a median $240,000 in the second quarter, down 4.9%, with 19.6 months of supply against 10.1 across Broward and a median 113 days to contract. Zillow's typical home value of $279,430 in September 2026 is 16.9% below its March 2024 peak. If you're buying, negotiate from the building's inspection and reserve file; if you're selling, price for a slow market from day one.

Hallandale Beach Housing Market in 2026: Condo Buyers Hold the Edge
Hallandale Beach's condo market is slower than Broward's on every measure in the latest Miami Realtors report. In the second quarter the city had 19.6 months of condo supply, meaning the 987 active listings would take more than a year and a half to sell at the current pace. Broward as a whole had 10.1 months. Condos here took a median 113 days to go under contract, 61.4% longer than a year earlier, and sellers received 89.4% of their original asking price.
Those numbers turn into a negotiation for you. On a unit first listed at $300,000, 89.4% is $268,200, and the gap is wider in towers with an assessment pending. The reason sits in the buildings: by listing records, most of the city's oceanfront towers date from the 1970s, and the post-Surfside inspection and reserve laws have pushed costs onto owners in exactly those towers. The towers are compared one by one in our guide to Hallandale Beach oceanfront condos.

Hollywood, the city to the north, had a similar number of active condo listings but sold more of them, at a higher median that rose over the year.
How the Hallandale Beach Housing Market has Moved since 2024
Zillow typical home value: down 16.9% from the peak
Zillow's typical home value for the city, condos and houses together, peaked at $336,081 in March 2024 and stood at $279,430 in September 2026, down 2.9% over the last year. For a buyer, that means paying roughly 2024's discount without the 2024 interest in the market. For an owner who bought at the peak, it's a paper loss to weigh before listing.
Ten-year change: Hallandale Beach vs Broward
Over ten years Hallandale's typical value rose 40.4%, less than half Broward's 86.4% and Hollywood's 87.0%. If you're buying for appreciation, that record is the realistic baseline: the city has grown, but more slowly than its neighbors to the north. If you're buying to live in, it's the reason your money goes further here.
Prices vs Sunny Isles Beach and Aventura
Sunny Isles Beach's typical value was $651,300 in September 2026, up 1.8%, and Aventura's $423,482, down 4.2%. Hallandale is the cheapest of the three by a wide margin. The gap reflects building age more than location, which is the starting point of our guide to Hallandale Beach condos for sale.
Cash, loans and rents in the Hallandale Beach Housing Market
Cash buyers: 61% of condo sales
Ninety-nine of the city's 163 condo and townhouse sales in the second quarter were paid in cash, down 22.7% from a year earlier. Cash buyers don't need the building to pass a lender's review, which matters in towers with open repairs. If you're financing, you're competing with them on terms, so have the building reviewed by your lender early and keep your financing contingency long enough for that review to finish. A preapproval covers you, not the building.
Mortgage rates and the monthly payment
Freddie Mac's 30-year average was 7.4% on October 15, 2026. At that rate a $192,000 loan, 80% of the $240,000 median, costs about $1,329 a month in principal and interest, before dues, taxes and insurance. Our Florida closing costs guide covers the cash you'll need at the table.
Rents in Hallandale Beach
Zillow's typical rent in the city was $2,455 in September 2026, up 0.6%, just under its July 2026 peak of $2,493. Twelve months of that rent is about 10.5% of the typical home value, a gross figure before dues, tax, insurance, vacancy and management; Zillow's rent and value indexes also cover different mixes of homes. The building's lease rules decide whether you can rent at all, so check them in our guide to renting out a Hallandale Beach condo.
What the Housing Market looks like by Building Age
1970s towers: the bulk of the supply
Sales listed on Julia's agent page in 1970s towers and on South Ocean Drive ran from $166,000 to $395,000 between 2024 and 2026. These buildings carry the inspection and reserve costs, and they set the city median. The repair and assessment rules are in our guide to special assessments in Florida condos.
Towers from 2006 onward
A Beach Club I sale on the same page closed at $1,600,000 in December 2025. Newer towers pull the city's average ($348,648) well above its median ($240,000).
New construction adding supply
Oasis Hallandale's two 250-unit towers and Seven Park's 124 units bring new condos to a market that already has 987 active listings. New units start at $750,000 at Oasis, so they compete with the newer resale towers more than with the 1970s stock. Projects and deposits are in our new construction condos guide.
What the Housing Market means for Buyers and Sellers
For buyers: negotiate from the building file
With 19.6 months of supply you can ask for time, documents and price. Make your offer subject to reading the milestone summary and reserve study, which Florida law entitles you to on a resale, and ask the seller to pay any assessment already voted.
For sellers: price for 113 days
Sellers received 89.4% of their original list price in the second quarter. A list price that already accounts for your building's assessments and inspection status gets ahead of that discount instead of chasing it. The steps are in our guide to selling a condo in Hallandale Beach, and for a figure on your own unit, request a home valuation.
A quick check for your own unit
Take the last three sales in your building from the county records, divide each by its square footage, and compare the result with active listings in the same building. If the listings ask more per square foot than recent sales achieved, expect the 89.4% pattern to apply. If you'd like, I can pull those sales and the building's assessment history for you.
Hallandale Beach Housing Market Outlook: What to Watch
No one publishes a reliable forecast for one city's condos, so watch the figures that move first.
- Months of supply in the quarterly Miami Realtors report: a fall from 19.6 means buyers are absorbing the listings.
- Days to contract: the jump to 113 days is the clearest sign of buyer hesitation.
- The cash share, which shows how much of the market can ignore lender reviews of older buildings.
- Freddie Mac's weekly rate survey.
- Inspection and assessment news from the 1970s towers, which shows up in their listings first.
