Key takeaway: Ocean Marine Yacht Club (sometimes searched as Ocean Marina Yacht Club) is a 28-story condo tower at 1945 South Ocean Drive, on the Intracoastal side of A1A in Hallandale Beach, finished around 2008. In 2007 the developer told buyers it had failed to get permits for the planned 48-slip marina, and a group of buyers sued. Buy it for the unit and the building, not the name, and confirm in writing any boat slip a listing mentions.
Who this guide is for: You're drawn to Ocean Marine Yacht Club, possibly for a boat slip, and want to know what the building has, what units cost and what to check about docks, inspections and fees.

Ocean Marine Yacht Club in Hallandale Beach: A Tower First, a Yacht Club Second
When the project went on sale in late 2004, its 283 units sold out within three weeks, according to Soundings, partly on the promise of a 48-slip marina on the Intracoastal. In the fall of 2007 the developer, Fifield of Chicago, wrote to buyers that it had failed to obtain the permits. Twenty-three buyers joined a class action filed that November, arguing the permit risk should have been disclosed. We found no published outcome.
Some listing sites still repeat the pre-construction description of 48 slips reserved for residents. Treat any slip in a listing as unconfirmed until the association or the deed shows it. What you can verify is a 28-story tower finished around 2008, newer than the 1970s towers across A1A and with larger units on average.
Ocean Marine Yacht Club Boat Slips and Docks
What happened to the Ocean Marine Yacht Club marina
Soundings reported in April 2008 that there would be no marina after the permit failure. Whether anything was built later, such as a smaller dock, isn't in any source we could open. Ask the association for a site plan and any dock rules, and ask the seller whether the unit's deed or a separate document assigns a slip.
If a boat slip is the reason you're buying
Make the contract contingent on written proof of the slip: the assignment document, the slip's size, any fees and whether it transfers with the unit. If the building can't produce one, The Hemispheres, which has a marina, may be worth comparing, after checking its seawall repairs.
Ocean Marine Yacht Club Floor Plans and Unit Sizes
Units run from 821 to 1,840 square feet. MiamiResidence counts 58 one-bedrooms, 97 two-bedrooms and 112 three-bedrooms in the tower, a larger share of three-bedrooms than the older towers on this street.
Ocean Marine Yacht Club one-bedroom units
One-bedrooms of 831 to 995 square feet were asking $399,000 to $470,000 on October 21, 2026. That is more per foot than the 1970s buildings on the same side of A1A, which is the price of a building three decades younger.
Ocean Marine Yacht Club two- and three-bedroom units
The highest asking price that day was $1,745,000. With 112 three-bedrooms, there are usually comparable sales for larger units, which makes appraisals here more predictable than in buildings with only a handful.
Ocean Marine Yacht Club Inspection Timeline and Reserves
This is the reverse of the 1970s towers nearby: the first inspection is still ahead of you. Broward County's building safety inspection, which since May 11, 2023 also counts as the state milestone inspection, is first due 25 years from the certificate of occupancy, about 2033 for a 2008 building. Our milestone inspection guide explains what it involves.
Ocean Marine Yacht Club reserves before the first inspection
If you buy now and hold past 2033, you'll own through the first inspection and whatever it finds. The structural integrity reserve study shows whether reserves are being built for that; read it with our SIRS guide and compare funded and recommended balances.
Ocean Marine Yacht Club special assessments
We found no published assessment. Ask the association for any assessment in the last three years and any under discussion in the minutes; our special assessments page explains how they're voted.
Ocean Marine Yacht Club Prices in 2026
| Building | Side | Built | Asking per sq ft, Oct 21, 2026 |
|---|---|---|---|
| Ocean Marine Yacht Club | Intracoastal | 2008 | $545 |
| Avant Garde | Intracoastal | 1974 | $393 |
| The Hemispheres | Both | 1971-73 | $387 |
| 2000 Ocean | Ocean | 2021-22 | $1,112 |
On October 21, 2026, 14 units were listed, 5% of the tower, averaging $674,164. Compared with Avant Garde on the same side of the road, you pay about $150 more a foot for a building 34 years younger.
Ocean Marine Yacht Club HOA fees
Directory estimates of the monthly fee per square foot don't agree, so none is quoted here. Ask for the adopted budget, the fee for your unit's footage and what it includes. A younger building's fee can look modest until the reserve study calls for higher contributions ahead of the first inspection, so read the budget and the SIRS together.
Ocean Marine Yacht Club pet and lease rules
MiamiResidence lists a 20-pound pet limit and a six-month minimum lease; CondoBlackBook says large pets are allowed. These are listing fields, not the association's rules. If you plan to rent the unit out or bring a dog, get the declaration and current rules from the seller before your inspection period ends, and make the contract depend on them.
What to Check Before You Buy at Ocean Marine Yacht Club
- Written proof of any slip or dock right. No document, no slip.
- The year on the certificate of occupancy. It sets the 25-year inspection date.
- The SIRS and reserve balance. Section 718.503 entitles you to the latest study and 7 days to cancel after you receive it.
- The adopted budget. Compare it with the SIRS recommendation.
- Lender review. Ask your lender to clear the project early; non-warrantable condo loans explains what happens if it can't.
- Insurance. Get the master policy's wind deductible and read our condo insurance guide.
I can request the association's documents, including anything on docks, before you write an offer; message me the unit.
Ocean Marine Yacht Club Among Hallandale Beach Condos
Weighing a newer building against an older one? On this street the choice is usually between a tower that has already been through its inspections and paid for them, and one like this that hasn't reached its first. Neither is safer by default; the documents tell you which costs are behind the building and which are ahead. Every building on South Ocean Drive is compared in our Hallandale Beach oceanfront and Intracoastal condo guide, and the citywide market in Hallandale Beach condos for sale. If you own here and plan to sell, expect buyers to ask about the marina first; our guide to selling a condo in Hallandale Beach covers how to present the documents.
Ocean Marine Yacht Club FAQs
Is it Ocean Marina Yacht Club or Ocean Marine Yacht Club?
The building's name is Ocean Marine Yacht Club, at 1945 South Ocean Drive in Hallandale Beach. It's often searched as Ocean Marina Yacht Club, perhaps because a marina was planned. The developer told buyers in 2007 it had failed to obtain the permits for that marina.
Does Ocean Marine Yacht Club have boat slips?
A 48-slip marina was planned, but Soundings reported in 2008 that the developer had failed to obtain the permits and that buyers had sued. We found no source showing slips were built later. If a listing mentions a slip, ask for the written assignment before you sign.
When was Ocean Marine Yacht Club built?
Directories give 2008 for the 28-story tower; some listing data says 2007. Units went on sale in late 2004. Broward County's first building safety inspection is due 25 years from the certificate of occupancy, around 2033, so confirm the date on the county record.
How much are condos at Ocean Marine Yacht Club?
On October 21, 2026, 14 units were listed with an average asking price of $674,164, or $545 a square foot. One-bedrooms asked $399,000 to $470,000 and the highest listing was $1,745,000. Ask for closed sales from the last six months before you offer.
Is Ocean Marine Yacht Club on the ocean?
No. It's at 1945 South Ocean Drive, on the odd-numbered Intracoastal side of A1A, so you cross the street to the beach. Soundings described the site as on the Intracoastal Waterway. Ocean views depend on the unit's height and direction.
