Key takeaway: Duo is a 2007 condominium of two towers on Hallandale Beach Boulevard, listed at 1745 and 1755, with 26 floors and about 298 units according to directory records. It isn't on the beach or the Intracoastal, so you're buying a younger building rather than frontage: its first Broward safety inspection comes around 2032. Compare its dues and reserves with a 1970s ocean-side tower before deciding which trade suits your budget.
Who this guide is for: You want to be near the beach in Hallandale Beach without taking on a 1970s tower's repair cycle, and you're deciding whether Duo's newer construction is worth giving up water frontage.

What the Duo Condominium Trades for its Age
Most of the buildings on our Hallandale Beach oceanfront condos guide sit on South Ocean Drive and date from the 1970s. Duo is the opposite trade. It was finished in 2007, and it sits on Hallandale Beach Boulevard west of Three Islands, with no sand or seawall of its own.
That means two things for you. You give up the view and the walk-out beach that set prices on the strip. In return you get a building whose first Broward safety inspection is still about six years away, in a market where the older towers are already paying for theirs.
The two Duo Condominium Towers
Listings split Duo into an East building at 1755 and a West building at 1745 East Hallandale Beach Boulevard, and directory records describe 26 floors and about 298 units. A broker site gives 298 in one place and 398 in another, so treat the count as unconfirmed until the association answers.
The East tower at 1755 E Hallandale Beach Blvd
This is the address most directories use for the whole condominium. When you compare a listing, confirm which tower and which association the unit belongs to, since that decides whose budget and rules apply.
The West tower at 1745 E Hallandale Beach Blvd
Listings label units at this address as Duo West. Ask whether the two towers share one association and one reserve fund or run separately, because a shared fund spreads a repair across both buildings.
Floor plans in the Duo condominium
A broker site describes layouts from studios to three bedrooms, roughly 300 to 2,000 square feet, with full-size washers and dryers. That range is wide, so compare price per square foot only between similar layouts and floors.
Duo Condominium inspections and reserves
When Duo's first Broward inspection is due
Broward County's building safety program requires the first structural and electrical inspection 25 years after the certificate of occupancy, then every 10 years. For a 2007 building that's around 2032. The state's 30-year milestone inspection would fall around 2037, and Broward's inspection counts toward it. See how Florida milestone inspections work for the phases.
Structural integrity reserves at Duo
Florida requires a structural integrity reserve study for condo buildings three habitable stories or more, at least every 10 years, and budgets adopted since the end of 2024 can't waive those reserves. That's the lever for a younger building: the more it saves now, the smaller the bill in 2032. Our SIRS guide shows how to read one.
Why the 2032 inspection matters at Duo
If you buy in 2026 and hold for six years or more, you'll likely own through the first inspection. Ask what the latest SIRS assumes for concrete, balconies and windows, and whether the board plans an early engineering review.
Example: what a Duo reserve gap means per unit
Swap in the real SIRS figures for these hypothetical ones. Say the study shows a $3,000,000 gap between what the components will cost and what's saved. Split equally across 298 units, that's about $10,067 per unit. Spread over six years of budgets, it's roughly $140 a month on top of today's dues; left until 2032, it arrives as one assessment. Your declaration may split costs by percentage share instead, so use your unit's share from the estoppel or the declaration.
Duo Condominium Fees and Financing
HOA fees at Duo
We couldn't verify Duo's current dues. Ask for the 2026 budget and an estoppel certificate, which shows the exact monthly payment and any special assessment on the unit. Compare the reserve line, not just the total.
Insurance costs at Duo
Insurance is a large share of most South Florida condo budgets. Ask for the master policy's wind deductible, because a storm claim under it becomes an assessment, and read our Florida condo insurance guide for what your HO-6 must cover.
Getting a loan at Duo
Fannie Mae's Selling Guide (B4-2.1-03) rules out projects needing critical repairs, projects where the association is a party to litigation over safety or structural soundness, and projects where one entity owns more than 20% of units in a building of 21 or more. Order the lender's condo questionnaire early. If the building fails review, non-warrantable condo loans explains the options.
Duo compared with older Hallandale Beach condos
The useful comparison is a 1970s tower on South Ocean Drive. There, the inspection is behind you and the question is whether repairs are paid for. At Duo, the inspection is ahead and the question is whether the reserves are ready. Neither is free; you're choosing when the bill arrives and how much you know about it today.
| Duo | A 1970s S Ocean Dr tower | |
|---|---|---|
| Water frontage | None | Beach or Intracoastal |
| First Broward inspection | About 2032 | Already due |
| What to read | SIRS and reserve funding | Inspection findings and repair funding |
| Main cost risk | Underfunded reserves | Special assessments |

Duo Condominium Rules on Leasing and Pets
We couldn't find Duo's declaration or rules online, so these are the questions to answer from the documents the seller must give you, not from a listing summary.
Leasing rules to read at Duo
Look for the minimum lease term, how many times a year you can lease, whether the association must approve tenants, the application fee and any first-year rental ban. Those terms decide whether a unit works as an investment. Our guide to renting out a Hallandale Beach condo adds the city's rules.
Pet and ownership rules to read at Duo
Check pet limits by number, weight and type, and whether they differ for tenants. If you plan to buy through an LLC or trust, confirm the declaration allows it and whether the association screens entity buyers.
Duo condominium prices in Hallandale Beach
We don't have verified recent Duo sales, so ask for closed sales in the same tower over the past 12 months, matched by layout and floor. As city context, Zillow's typical Hallandale Beach home value was $279,430 in September 2026, down 2.9% in a year and below its March 2024 peak of $336,081. A falling city-wide value gives you room to negotiate, so use the comparable sales and the reserve position together when you set your offer. The wider picture is in our Hallandale Beach housing market report.
You can check recorded sale prices yourself on the Broward County Property Appraiser's site by searching the address and unit. Recorded prices lag the market by a few weeks, and a sale between relatives or out of foreclosure can sit far from market value, so drop those before you average anything.
What to check before you buy at Duo
- Which tower. East or West, and whether they share an association and reserves.
- The SIRS and 2026 budget. Whether reserves are fully funded ahead of about 2032.
- The estoppel certificate. Monthly payment and any assessment.
- Leasing and pet rules. From the declaration, not a listing.
- Pending litigation. Asked in writing, since it affects your loan.
- Comparable sales. Same tower, layout and floor.
If you'd like, I can request Duo's budget, SIRS and recent minutes before you make an offer. Selling a Duo unit? Our Hallandale Beach seller's guide covers approval and estoppel timing, and the guide to buying a condo in Hallandale Beach compares the whole city.

Duo Condominium Hallandale FAQs
Where is the Duo condominium in Hallandale Beach?
Duo is on East Hallandale Beach Boulevard in Hallandale Beach, FL 33009. Listings place its East tower at 1755 and its West tower at 1745. Map data put it west of Three Islands Boulevard, so it isn't on the beach or the Intracoastal shoreline. South Ocean Drive's oceanfront towers are to the east, across the Intracoastal bridge.
When was Duo Hallandale built?
Directory and broker records give 2007, and one listing says 2008. Under Broward County's building safety program, the first structural and electrical inspection is due 25 years after the certificate of occupancy, which points to about 2032. Confirm the certificate of occupancy date with the Hallandale Beach Building Division or the association.
How many units are in the Duo condominium?
A directory lists about 298 units across 26 floors, and a broker site repeats 298 in its building summary but says 398 in its description. Listing data we were given said 399. Until the association confirms, treat the count as unverified, and ask whether the East and West towers share one association and reserve fund.
What are the HOA fees at Duo Hallandale?
We couldn't verify current figures. Ask the seller for the 2026 association budget and request an estoppel certificate, which states the unit's monthly assessment, any special assessment and any amount owed. Compare how much of the budget goes to structural integrity reserves, since that sets how ready the building is for its first inspection.
Can you rent out a condo at Duo Hallandale?
Leasing terms are set by Duo's declaration and rules, which we couldn't find published online. Before you buy, read the sections on minimum lease length, how often you may lease, tenant approval, application fees and any first-year ban. The seller has to provide those documents, and the association can confirm current rules in writing.
Is Duo a good alternative to an oceanfront condo?
It's a different trade. Duo gives up beach and water frontage but is a 2007 building whose first Broward safety inspection is about 2032, while most South Ocean Drive towers date from the 1970s and are paying for repairs now. Which is better depends on whether you value the view or a later, better-known cost schedule.
