Key takeaway: The Olympus is a single condominium of 1,090 units in three buildings on the Intracoastal side of Three Islands, with its own 26-slip marina. Its recorded declaration is strict: no dogs, one cat, leases of 6 to 12 months and no ownership by an LLC. Read those rules against your plans first, then ask what happened to the repairs ordered at 600 Three Islands Boulevard in 2021.
Who this guide is for: You're looking at a unit in the Olympus on Three Islands, maybe for the marina or the price per square foot, and need to know whether its rules fit how you'll use, rent or title the unit.

Why the Olympus Condominium Rules Come First
Most buildings on our list of Hallandale Beach oceanfront condos are judged on view and age. The Olympus is different: it's one association covering 1,090 units, and its amended and restated declaration, recorded in February 2013, settles questions a buyer usually leaves to the end. Can you bring a dog? No. Can you rent for a season? No. Can your LLC hold title? No.
So read the rules before the listing. If they fit, the complex offers a marina, two pools and four tennis courts on the Intracoastal. If they don't, no price makes the unit work.
The three Olympus Condominium Buildings
The declaration describes three residential buildings under one association. Listing records give the addresses as 500 and 600 Three Islands Boulevard and 2500 Parkview Drive, so match a unit to its building before you compare prices.
The 286-unit Olympus building
The smallest of the three. Ask the association which address it is and where its parking and storage are assigned, because both are limited common elements tied to the unit.
The 370-unit Olympus building at 600 Three Islands
News reports in 2021 put 370 units at 600 Three Islands Boulevard, the building named in the city's emergency order covered below.
The 434-unit Olympus building
The largest building. Because all three share one budget, a repair bill in any building lands on owners in all of them, split by each unit's percentage share in the declaration.
The Olympus Marina
The association owns a 26-slip marina on the Intracoastal. With 1,090 units and 26 slips, most owners won't have one, so if a slip is the reason you're buying, ask how slips are assigned or rented, whether there's a waiting list and what the marina costs the budget each year.
Olympus Condominium Rules on Pets, Leasing and Ownership
Pet rules at the Olympus
Section 16.2 allows no more than one cat, under 20 pounds at maturity, plus caged birds and fish in a tank of up to 30 gallons. Dogs aren't on the list. The rule applies to owners and tenants alike.
Leasing rules at the Olympus
Section 16.6 requires association approval for every lease, a term of at least six months and one day and no more than 12 months, and bans subleases and renting rooms. Guests staying more than 30 days in a calendar year are screened like buyers. If you plan to rent, read our guide to renting out a Hallandale Beach condo next.
Ownership limits at the Olympus
Section 16.10 bars corporations, partnerships and other entities from holding title, except estate-planning trusts and corporations owned by one household, and caps anyone at three units. That rules out the common LLC structure for investors and some foreign buyers, so talk to your attorney before you choose how to take title.
How Olympus condominium approval works
Buyers and tenants apply online through a screening service. The fee is $150 per applicant over 18, or $150 per married couple, and the board has 30 days to decide after the application is complete. The association says it doesn't run a hard credit inquiry.
Build those 30 days into your contract. The wider process, from estoppel to closing, is in our guide to buying a condo in Florida.
The 2021 Olympus emergency order in Hallandale Beach
What the city found at 600 Three Islands
In August 2021, CBS News Miami reported that the city gave Olympus Towers and Marina at 600 Three Islands Boulevard less than 48 hours to make emergency repairs or evacuate all 370 units. A June report had found deteriorating concrete and exposed rebar in the parking garage, corroded steel beams and pipe supports for the cooling tower, and cracked stucco.
What the Olympus still had to repair
The order was lifted after the city issued a notice of compliance for the emergency work. The report also said the complex had to continue all the other repairs in the June report. Five years later, the question for you is whether those repairs are finished, how they were paid for and what the latest Broward safety inspection found. How Florida milestone inspections work explains the reports to ask for, and our special assessment guide covers who pays an open bill at closing.
Olympus condominium prices and costs
Raydiant Realty's site lists an Olympus sale at $250,000 in March 2026. One sale isn't a trend, so compare recent closings in the same building and line. For the city as a whole, Zillow's typical Hallandale Beach home value was $279,430 in September 2026, down 2.9% from a year earlier.
Financing has its own checks here. Fannie Mae's Selling Guide (B4-2.1-03) treats a project as ineligible while it needs critical repairs or while the association is a party to litigation over safety or structural soundness, so the 2021 repair file also decides whether a conventional loan will close. If it won't, read how non-warrantable condo loans work.
We couldn't verify current monthly dues, so get the 2026 budget and the estoppel certificate, which shows the exact payment and any assessment for the unit you want. Also ask how the marina, shuttle bus and underground garage are funded, since a 1,090-unit association spreads big bills thinly but has a lot to maintain.
What to check before you buy at the Olympus
