Key takeaway: The Hemispheres is four condo towers built in the early 1970s at 1950, 1965, 1980 and 1985 South Ocean Drive in Hallandale Beach, about 1,298 units in all, with two towers on the ocean and two on the Intracoastal plus a marina. Listings averaged about $387 a square foot in October 2026, among the lowest on the strip. Choose the tower first, then confirm that the $32 million repair program reported in 2021 is finished and its assessments are paid.
Who this guide is for: You've found an affordable listing at The Hemispheres and need to know which of the four towers it's in, how they differ and whether the big repair program is behind the building or still ahead of you.

The Hemispheres in Hallandale Beach: Four Towers, One Name
A listing that says "The Hemispheres" could be in any of four towers. They differ in side of A1A, height and age, and Local 10 reported in 2021 that the complex totals 1,298 apartments. The directories average about $387 a square foot across them, lower than the three Parker towers at $429 to $521, so the complex is one of the cheaper ways to live on South Ocean Drive.
The price reflects work as well as age. In July 2021 Local 10 reported $32 million of renovations under way, funded by major assessments approved after the 40-year recertification: roofs, elevators, concrete, waterproofing and the garage. Your offer should rest on what of that list is finished, what's paid and what's left.
The Four Hemispheres Towers
| Tower | Address | Side | Built | Floors | Units |
|---|---|---|---|---|---|
| Ocean North | 1950 S Ocean Dr | Ocean | 1972 | 23 | 331 |
| Ocean South | 1980 S Ocean Dr | Ocean | 1972 | 23 | 327 |
| Bay North | 1965 S Ocean Dr | Intracoastal | 1971 | 19 | 307 |
| Bay South | 1985 S Ocean Dr | Intracoastal | 1973 | 23 | 331 |
Tower figures are from MiamiResidence; confirm each on the county property record.
Hemispheres Ocean North, 1950 S Ocean Dr
An oceanfront tower of 331 units on 23 floors, built in 1972. Ocean-facing lines here carry the complex's highest prices, so compare them with the oceanfront Parker towers rather than with the bay side.
Hemispheres Ocean South, 1980 S Ocean Dr
The second ocean tower, 327 units, also 1972. With two oceanfront towers in one complex, there are usually several listings to compare in the same building, which helps you price a unit.
Hemispheres Bay North, 1965 S Ocean Dr
The oldest and shortest tower, 1971 and 19 floors, on the Intracoastal side.
Hemispheres Bay South, 1985 S Ocean Dr
The newest tower, 1973, with 331 units on 23 floors on the Intracoastal side. Views depend on the line and floor, so ask which way a unit faces before you compare prices. Bay-side units cost less, and you cross A1A to reach the sand.
The Hemispheres Repair Program and Assessments
The 2021 Hemispheres renovation program
Local 10 described a six-year, $32 million project covering roofs, elevators, concrete restoration, waterproofing and garage repairs, approved after the 40-year recertification. At the time, concrete was falling in the garage under the closed pool, and engineers said city permit delays were slowing the work. Ask the association which items are complete and closed out with the city.
The Hemispheres marina seawall
The same report said the marina seawall was collapsing and needed replacement, with documents sent to the city in April 2021. Seawalls are expensive and easy to forget when you're buying a unit in a tower. Ask whether it was replaced and how it was paid for.
Hemispheres special assessments
Ask for every assessment approved since the 40-year recertification, the amount per unit in your tower, and the balance still owed. If assessments are split by unit size, a larger unit carries more. Our page on Florida condo special assessments explains how they transfer at a sale.
The Hemispheres Milestone Inspections
Hemispheres inspection reports by tower
All four towers are past Broward County's 25-year building safety inspection and the old 40-year mark, so each is on the county's 10-year cycle, which since May 11, 2023 also counts as the state milestone inspection. Ask whether each tower has its own report, and get the one for yours. Our milestone inspection explainer covers phase 1 and phase 2, and the SIRS guide shows how to read the reserve study that follows a program this size.
Insuring a Hemispheres condo
The association's master policy covers the towers and your policy covers the inside of the unit. Ask for the master policy's wind deductible and whether the 2021 program's roofs were counted at renewal, since new roofs can change what the insurer charges. Our guide to Florida condo insurance explains the split.
Hemispheres Condo Prices and Fees in 2026
On October 21, 2026, CondoBlackBook showed 66 units for sale across the complex, starting at $179,999, with sizes from 545 to 1,780 square feet. That entry price is below Zillow's typical Hallandale Beach value of $279,430 for September 2026, so the bay-side towers are a low-cost way into a complex with its own oceanfront towers and beach.
With 66 listings in one complex, you can negotiate, and you should compare the same tower and line. Directory estimates of the monthly fee per square foot differ by tower and by source, so ask for your tower's budget and the unit's fee, plus any assessment installment still running.
What to check before you buy at The Hemispheres
- Which tower and which association. Ask whether the four towers share one association or have separate ones, and get the documents for yours.
- Status of the $32 million program. What's finished, permitted and closed out, and what's left.
- Assessments still owed on the unit. The estoppel certificate shows them.
- The inspection summary and SIRS for your tower. Section 718.503 entitles you to both and 7 days to cancel after receiving them.
- Lender approval. Fannie Mae won't lend where critical repairs over $10,000 a unit are unfunded and due within 12 months; see non-warrantable condo financing.
- Rules on pets, leasing and the marina. We found no published rules; get them in writing.
If you'd like me to request the estoppel and repair status for a Hemispheres unit, send me the address and unit.
