Key takeaway: 2000 Ocean is a tower of 64 oceanfront residences at 2000 South Ocean Drive, completed by Suffolk for KAR Properties in late 2021 and early 2022 and designed by Enrique Norten. Listings averaged $1,112 a square foot in October 2026, more than twice the older towers nearby. The premium buys a building decades away from Broward's first safety inspection, so check the association's budget, reserves and insurance instead.
Who this guide is for: You're comparing 2000 Ocean with older oceanfront towers in Hallandale Beach and want to know what the higher price per foot buys, how the residences differ and what a new building still needs you to check.

What the 2000 Ocean Premium Pays for in Hallandale Beach
On October 21, 2026, 2000 Ocean listings averaged $1,112 a square foot. At Parker Plaza Estates, a 1970s tower a few blocks away on the same street, the figure was $429. Some of that gap is finishes, private elevators and a 64-unit building. A large part is time.
Broward County's first building safety inspection comes 25 years after the certificate of occupancy. For a tower finished around the start of 2022, that's the mid-2040s. The older towers are past every trigger and paying for concrete, balconies and windows now. Here, the questions are about a young association: is the budget realistic, are reserves being built from the start, and what does insurance cost for a glass tower on the beach.
2000 Ocean Residences and Floor Plans
The developer describes three types, each with an east terrace on the ocean and a west terrace over the garden. MiamiResidence places residences on floors 5 to 33, penthouses on 34 to 38 and the sky villa on 39.
2000 Ocean Half-floor Residences
Two per floor, so you share a landing with one neighbor. Three-bedroom half-floors of 2,531 to 2,913 square feet were asking $2,875,000 to $3,500,000 in October 2026, which works out close to the building average per foot.
2000 Ocean Full-floor Penthouses
One residence per floor near the top of the tower, with views in all four directions. Fewer units means fewer comparable sales, so an appraisal can lag the asking price.
2000 Ocean Duplex Sky Villa
A single two-level residence with a private pool deck. It's unique in the building, so its value rests on sales of similar penthouses elsewhere on the coast rather than inside 2000 Ocean.
2000 Ocean Amenities
The developer lists private beach access with service, separate sunrise and sunset pools, an outdoor bar, a stand-alone spa pavilion with yoga, ice and massage rooms, a fitness center, gardens, a library and lounges. Every amenity is a line in the budget that 64 owners share, so per-unit costs run higher than in a 300-unit tower with a pool and a gym.
2000 Ocean Amenity Costs
Ask for the budget lines for beach service, spa staff and pool upkeep. Staffed amenities are the costs most likely to rise as the building leaves the developer's hands.
2000 Ocean Milestone Inspection Timeline
The inspection rules that dominate buying in the older towers barely touch this building for now. The detail is in our Florida milestone inspection guide; here's how the dates fall for a certificate of occupancy around the start of 2022.
When 2000 Ocean reaches Broward's 25-year inspection
Broward County's building safety inspection, which since May 11, 2023 also counts as the state milestone inspection, is first due 25 years after the certificate of occupancy: around 2046 or 2047. It then repeats every 10 years. Confirm the exact certificate date with the city, since it fixes the deadline.
2000 Ocean and the state's 30-year rule
State law alone would set the first milestone inspection by December 31 of the year the building turns 30, around 2051 or 2052. Broward's earlier date governs here. Either way, if you buy in 2026 and sell within 15 years, you sell before the first inspection deadline arrives. That time is a large part of what the price per foot reflects, though ordinary repairs and reserves still apply.
2000 Ocean Association, Reserves and Insurance
2000 Ocean budget and developer control
With 11 of 64 residences listed in October 2026, 17% of the building, ask how many units the developer still owns and whether owners now control the board. KAR Properties closed a $128 million condo inventory loan in January 2022, so the developer held inventory after completion; the current count belongs in your questions.
2000 Ocean structural integrity reserve study
Florida's SIRS rule applies to buildings three habitable stories or more, new or old, at least every 10 years. A new building's study sets the reserve contributions owners will pay for decades; compare its recommendation with the budget. More in our reserve study guide.
2000 Ocean insurance costs
A glass-walled tower directly on the beach carries a wind policy priced for that exposure. Get the master policy's premium, the wind deductible and the renewal date, and read our page on insuring a Florida condo before you budget the HO-6 side.
What to check before you buy at 2000 Ocean
- Who controls the board. Developer or owners, and when that changed.
- The adopted budget and the last two years' actual spending. First budgets are often set low.
- The SIRS and reserve balance. Is the budget funding what the study recommends?
- Construction claims. Ask whether the association has raised any defect claims with the developer or contractor, and see how special assessments get voted if one followed.
- Rules on leasing and pets. We found no published rules; get the declaration from the seller.
- Comparable sales. With 64 residences, recent sales of your type may be rare; ask for each closed sale since 2022.

2000 Ocean vs older Hallandale Beach oceanfront towers
| Building | Completed | Asking per sq ft, Oct 21, 2026 |
|---|---|---|
| 2000 Ocean | 2021-22 | $1,112 |
| Parker Dorado | 1970s | $521 |
| Parker Tower | 1979 | $467 |
| Parker Plaza Estates | 1970s | $429 |
The trade is plain arithmetic: on a 2,600-square-foot residence, the gap between $1,112 and $467 a foot is about $1.68 million. A 1970s tower with a finished recertification, such as Parker Tower's guide describes, buys most of the beach for far less, with older systems and a 10-year inspection cycle. For other newer towers, see new construction condos in Hallandale Beach, and for the whole strip, the Hallandale Beach oceanfront condo list.
