Blog > Hallandale Beach Condos For Sale: What They Cost and What You Get

✓ Reviewed by Julia Ray, Broker and Owner, Raydiant Realty · Florida broker license BK3433857 · Reviewed October 21, 2026 · Our research process
Key takeaway: Hallandale Beach condos sold at a median $240,000 in the second quarter of 2026, and Zillow's typical home value in the city ($279,430 in September 2026) is less than half of Sunny Isles Beach's. The gap buys an oceanfront address in towers that are mostly from the 1970s, where milestone repairs and fully funded reserves can add a five-figure bill. Shortlist by building first: get each one's inspection summary, reserve study and budget, then compare units.
Who this guide is for: You're shopping for a condo in Hallandale Beach, often from out of state or abroad, and want to know what the prices mean, which buildings and sides of A1A fit your budget, and what costs come after the purchase price.

Hallandale Beach Condos for Sale: What the Price Gap Buys
Zillow's typical home value in Hallandale Beach was $279,430 in September 2026. Just across the Miami-Dade line, Sunny Isles Beach sat at $651,300. Both cities line the same Atlantic beach, so the $371,870 gap isn't about the sand. It reflects the buildings: most of the towers on Hallandale's South Ocean Drive date, by listing records, from 1970 to 1979.
The direction differs too. Hallandale's typical value fell 2.9% over the year and sits 16.9% below its March 2024 peak of $336,081; Sunny Isles rose 1.8%. For you as a buyer that's bargaining room, and the condo figures in our Hallandale Beach housing market report show how much: 19.6 months of supply and 113 days to contract in the second quarter of 2026.
The catch is what an old tower owes. Florida's post-Surfside laws require milestone inspections and fully funded structural reserves, and the bills land on owners. The table below sets Hallandale against its neighbors; Zillow's figures mix condos and houses.

What Condos Cost in Hallandale Beach by Building Age
Price follows the decade a tower was built more closely than its floor plan. The Miami Realtors second-quarter report puts the city's condo and townhouse median at $240,000 against $262,600 for Broward, with an average of $348,648 that the newer towers pull up.
1970s condo towers on South Ocean Drive
Parker Dorado, Parker Tower, Parker Plaza Estates, La Mer, The Hemispheres, Avant Garde, Prince George and Plaza Towers North are the entry point to the beach. Julia's agent page lists sales in Parker Tower at $395,000 in March 2026 and in Plaza Towers North between $320,000 and $395,000, plus 11 other South Ocean Drive sales from $166,000 to $370,000. These buildings are past every inspection trigger, so the price you pay and the assessment you inherit belong in the same sentence.
2000s condo towers: Beach Club, Ocean Marine Yacht Club, Duo, Beachwalk
Directory records date Beach Club I, II and III to 2005 through 2007, Duo to 2007, Ocean Marine Yacht Club to 2008 and Beachwalk to 2013. A Beach Club I unit on Julia's sold list closed at $1,600,000 in December 2025. By that arithmetic, year built plus 25, these towers reach Broward's 25-year inspection between about 2030 and 2038, so the near-term structural bill is smaller. Beachwalk is a condo-hotel, which narrows the loans available; see how non-warrantable condo loans work.
New construction condos and 2000 Ocean
2000 Ocean finished in December 2021 with 64 residences over 38 stories, priced from $2.6 million at launch. Inland, Oasis Hallandale's new towers start at $750,000 and Mondrian Hallandale Beach Residences in the low $900s. The projects, deposits and timelines are in our guide to new construction condos in Hallandale Beach.
55+ condos in Hallandale Beach
A few older inland complexes operate as housing for older persons under the Fair Housing Act exemption. Listing records show two of them built in 1966, with sales well under the city median. How the legal status works, and how to check it, is in Hallandale Beach 55+ communities.
Ocean side or Intracoastal: Choosing Condos along A1A
South Ocean Drive (A1A) splits the strip. On the street numbers, even addresses sit on the ocean side and odd ones on the Intracoastal side, which listing records use to place each tower. Every building on both sides, with its own guide, is in our building-by-building list of oceanfront condos.
Ocean-side condos on South Ocean Drive
Parker Dorado, Parker Tower, Parker Plaza Estates, La Mer, Beach Club and 2000 Ocean sit between A1A and the beach, so you walk to the sand without crossing the road. Two of The Hemispheres' four towers are on this side.
Intracoastal-side condos across A1A
Avant Garde, Prince George, Plaza Towers North and Ocean Marine Yacht Club face the Intracoastal Waterway, as do the other two Hemispheres towers, which list a marina; Ocean Marine Yacht Club's planned marina was never permitted, so confirm any slip in writing. You cross A1A to reach the beach.
Condos inland and on Three Islands and Golden Isles
West of the Intracoastal, Three Islands and Golden Isles mix mid-rise condos, co-ops and waterfront houses; Julia's sold list includes an Olympus unit on Three Islands at $250,000 and Golden Isles sales from $150,000. Browse current listings for Three Islands and Golden Isles, or compare areas in our Hallandale Beach neighborhoods guide.

Costs of owning Hallandale Beach Condos Beyond the Price
In an older tower the monthly and one-off costs can swing the decision more than a $20,000 difference in price. Ask for each figure in writing before you offer.
Condo Association Dues
Dues pay for the building's insurance, staff, utilities and reserves. An association whose reserve study shows a shortfall has to close it through dues or an assessment, so ask for the latest study with the budget; the rules are in our guide to Florida structural integrity reserve studies.
Special Assessments for Milestone Repairs
Broward's building safety inspection starts at 25 years and covers structure and electrical. Repairs it finds are paid by owners as a special assessment, a loan or both. Read how condo special assessments work in Florida before you agree who pays an assessment that's already voted.
Condo insurance
The association's master policy covers the building; your HO-6 covers the interior and your liability. Quotes vary by building age and wind mitigation, so get one before your inspection period ends. Our Florida condo insurance explainer covers what each policy pays.
Broward County Property Tax
Don't budget from the seller's tax bill, since exemptions and caps don't transfer with the unit. The rates and exemptions are in our Broward County property tax guide.
Closing Costs for Condo Buyers
Budget for title insurance, the estoppel certificate and, if you finance, the lender's charges. Estimates are in our breakdown of Florida closing costs.
How Buying Condos in Hallandale Beach Works
Sixty-one percent of the city's condo sales in the second quarter of 2026 were paid in cash (99 of 163). If you're financing, the building's loan status matters as much as your own approval.
Step 1: Check the building's loan status
Fannie Mae won't buy loans in a project with unfunded critical repairs, such as more than $10,000 per unit due within 12 months. Ask a lender to review the building before you commit, and if you plan an FHA loan, check which Hallandale Beach condos are FHA-approved.
Step 2: Write the offer and use the 7-day review
On a resale, the seller must give you the declaration, budget, financial report, milestone summary and latest reserve study. Contracts signed after December 31, 2024 let you cancel within 7 days of receiving them, weekends and holidays excluded (Florida Statutes 718.503).
Step 3: Estoppel certificate and association approval
The estoppel certificate states what the unit owes; as the new owner you're liable for assessments unpaid at closing. If the declaration requires buyer approval, apply as soon as the contract is signed. The full sequence is in our step-by-step guide to buying a Florida condo.
Step 4: Closing on a Hallandale Beach condo
The title company collects the estoppel payoff, prorates dues and taxes, and records the deed. Buyers from abroad should also read how FIRPTA affects a later sale in selling as a non-US owner.
Questions to Ask about Hallandale Beach Condos Before you Offer
- When was the building's last milestone or Broward safety inspection, and did it require phase two?
- Is any special assessment voted or proposed, and how much is it per unit?
- Does the latest reserve study show full funding, and did owners vote to pause reserves?
- Has a lender approved the building in the last six months?
- What do the board minutes for the last 12 months say about repairs, insurance and lawsuits?
- What are the lease rules and minimum rental terms?
Run every building on your shortlist through these six questions before you compare units. Florida's condo rules behind them are summarized in our overview of Florida condo law after Surfside. If you'd like, I can request the inspection summary, reserve study and minutes for any building before you write an offer.

Hallandale Beach Condos FAQs
How much is a condo in Hallandale Beach?
Hallandale Beach condos and townhouses sold at a median $240,000 in the second quarter of 2026, down 4.9% from a year earlier, according to Miami Realtors. The average was $348,648 because the newer towers sell well above the median. Zillow's typical home value for the city, condos and houses together, was $279,430 in September 2026.
Is Hallandale Beach considered Miami?
No. Hallandale Beach is its own city in southern Broward County, part of the Miami metropolitan area. Aventura, in Miami-Dade County, borders it to the south and Hollywood to the north. That matters for buyers because property tax, building inspections and permits follow Broward County and city rules, not Miami-Dade's.
Why are Florida condo owners selling?
Since the 2022 Surfside laws, older condo buildings must complete milestone inspections and fund structural reserves in full, which has raised dues and brought special assessments. Some owners sell instead of paying. In Hallandale Beach that shows as 19.6 months of condo supply in the second quarter of 2026, almost double Broward's 10.1.
What is the crime rate in Hallandale Beach, Florida?
Use official data: the FBI Crime Data Explorer publishes the offense figures that local police departments, including Hallandale Beach's, report. Compare the same offense types and years across cities, since methods differ. Our living in Hallandale Beach guide explains where to find each source.
Are there Hallandale Beach condos for sale by owner?
Yes, some owners sell without an agent. The legal steps are the same: the seller still owes you the declaration, budget, milestone summary and reserve study, and your 7-day review period still applies. Order the estoppel certificate early and confirm whether the association must approve you before closing.
Can I buy a Hallandale Beach condo with a mortgage?
Yes, if both you and the building qualify. Lenders review the association's budget, reserves, insurance and any critical repairs; Fannie Mae excludes buildings with unfunded critical repairs over $10,000 per unit due within 12 months. Ask the lender to review the building before your financing deadline. At 7.4% on October 15, 2026, a $192,000 30-year loan costs about $1,329 a month in principal and interest.
Which side of A1A is better for a Hallandale Beach condo?
Ocean-side towers put you on the beach without crossing A1A; Intracoastal-side towers face the bay, and despite its name Ocean Marine Yacht Club never got its planned marina permitted. Compare the building's inspection and reserve status first, since a lower price on either side can come with a larger assessment.
