Blog > Beachwalk Hallandale Beach: Buying a Condo-Hotel Unit

Key takeaway: Beachwalk is a 33-story condo-hotel on the Intracoastal at 2600 East Hallandale Beach Boulevard, where individually owned units sit inside a working resort with a front desk, nightly stays and a resort fee. Fannie Mae won't buy mortgages in projects run that way, so plan on cash or a portfolio loan before you plan on the view. Read the condo documents and the rental program terms side by side before you offer.
Who this guide is for: You're considering a Beachwalk unit, either to use part of the year and rent through the hotel or as an income property, and need to know how it's financed, what the hotel side means for you and what resale looks like.

Why Financing Decides a Beachwalk Purchase
Every other building on our Hallandale Beach oceanfront condo guide is a residential condominium. Beachwalk is a resort that happens to be sold by the unit. Its operator takes nightly reservations, charges guests a resort fee and runs a front desk, shuttle and in-room dining.
Those hotel features are exactly what Fannie Mae's rules screen out. That shapes who can buy from you later, which matters as much as what you pay now.
How the Beachwalk Condo-Hotel Works
The Beachwalk rental program
A 2021 trade report described Beachwalk's 33-story resort as 2- and 3-bedroom condo units with lock-out capability, so one unit can be split into separately bookable parts. It said owners in the rental program were enrolled in an exchange club. Get the current rental management agreement, which sets the revenue split, fees, blackout dates and how you leave the program.
Resort fees and services at Beachwalk
The resort's own site lists check-in and checkout times, valet parking, a 24-hour front desk and a guest resort fee of $30 a day for stays of one to six days, falling for longer stays. Those are guest charges, not your dues, but they show how hotel-like the operation is.
How Beachwalk owners reach the beach
Beachwalk sits on the Intracoastal, not the sand. In 2026 the resort describes beach access as a partnership with a beach club across the bridge on the ocean side, a 10-minute walk or 2-minute shuttle ride. Older listings advertise a members-only beach club, so ask whether beach rights are in the condo documents or only in a contract that can end.
Beachwalk Hallandale Mortgages and Condo-Hotel Financing
Why Fannie Mae won't finance Beachwalk-style projects
Fannie Mae's Selling Guide (B4-2.1-03, updated August 5, 2026) makes projects managed as a hotel or motel ineligible, even when units are individually owned. It also rules out projects with hotel-type services such as registration, daily or short-term rentals and daily cleaning, and those with rental-pooling or revenue-sharing agreements. Beachwalk's resort operation matches several of those descriptions.
Cash and portfolio loans for a Beachwalk unit
That leaves cash or a portfolio loan from a lender that keeps condo-hotel loans on its own books, with terms set by each lender, so compare the down payment, rate and condo-hotel conditions across several. Read our non-warrantable condo and condo-hotel financing guide before you talk to lenders, and get a written loan commitment before your inspection period ends.
What condo-hotel financing means when you sell
The same rules apply to your buyer. A smaller pool of cash and portfolio buyers usually means a longer sale, so price your exit into your entry.
Beachwalk Costs, Rules and Inspections
HOA fees and hotel charges at Beachwalk
We couldn't verify current association dues. A condo-hotel owner can pay two sets of costs: association dues for the building and fees under the rental agreement for the hotel side. Ask for the 2026 association budget, the estoppel certificate and the rental agreement's fee schedule.
Pet and use rules at Beachwalk
A directory lists Beachwalk as pets OK for owners and renters, while the resort says it isn't pet-friendly for hotel guests. The declaration decides, so read its pet, occupancy and rental sections rather than relying on either summary.
The Beachwalk inspection timeline
A building completed around 2013 faces its first Broward 25-year safety inspection around 2038. The nearer cost is the structural integrity reserve study, which Florida requires for condo buildings three habitable stories or more; see how a SIRS shapes your dues.
Renting a Beachwalk Condo in Hallandale Beach
Income depends on the rental agreement, the operator's occupancy and the split, none of which we could verify. Ask the seller for the last two years of owner statements from the rental program, then subtract dues, the operator's share, insurance and property tax. If you'd rather rent long-term outside the program, check whether the declaration allows it; our guide to renting out a Hallandale Beach condo covers the city's rules.
Example: reading a Beachwalk owner statement
Swap in the seller's real numbers for these hypothetical ones. Say the program booked $60,000 of room revenue for a unit in a year and the agreement gives the owner half: that's $30,000 before costs. Take off 12 months of association dues, your HO-6 premium, property tax and any fees the agreement charges owners, and what's left is your return on the purchase price. If that figure only works with a mortgage you can't get, the unit doesn't work for you.
How the Beachwalk project was approved
When Hallandale Beach commissioners approved the project in 2012, Florida Bulldog reported it as a 31-story hotel-residential tower with 216 two-bedroom hotel-condominium suites and 84 residential units. Directory records now show 33 stories and 300 units. Ask which kind of unit you're buying, because hotel suites and residences can carry different use rules.
What to Check Before You Buy at Beachwalk
- Lender first. A written portfolio loan commitment, or proof of funds.
- The rental management agreement. Split, fees, term and exit.
- Two years of owner statements. Actual income, not projections.
- Beach access terms. Whether they're a deeded right or a contract.
- The declaration's use rules. Pets, owner stays and outside rentals.
- The 2026 budget and SIRS. Reserves and any assessment.

Beachwalk Hallandale FAQs
Is Beachwalk Hallandale a condo or a hotel?
Both. Beachwalk is a condo-hotel: units are individually owned condominiums, and an operator runs the building as a resort with nightly reservations, a front desk, valet parking and a guest resort fee. Owners can place units in a rental program. The condo documents and the rental management agreement together set what you can and can't do with your unit.
Can you get a mortgage on a Beachwalk condo?
Not a conventional one in most cases. Fannie Mae's Selling Guide makes projects operated as hotels, or offering hotel services such as registration and short-term rentals, ineligible for loans it buys. Buyers usually pay cash or use a portfolio loan from a lender that holds condo-hotel loans itself, often with a larger down payment. Get a written commitment early.
Is there a boardwalk in Hallandale Beach?
Beachwalk's name refers to the resort, not a boardwalk. The building sits on the Intracoastal at 2600 East Hallandale Beach Boulevard, and its beach access in 2026 is through a partner beach club across the bridge on the ocean side, a short walk or shuttle ride. Check the city's parks pages for public beach paths.
How many units are at Beachwalk Hallandale?
A directory lists 300 units in 33 stories. When the city approved the project in 2012, it was described as 216 two-bedroom hotel-condominium suites and 84 residential units, while a 2021 trade report described more than 275 condo units with lock-out capability. Ask the association for the current count and how many units are in the rental program.
Does Beachwalk have its own beach?
No. Beachwalk is on the Intracoastal Waterway. The resort says guests and owners get beach seating through a partnership with a beach club on the ocean side, reached by a short walk across the bridge or a shuttle. Ask whether that access is written into the condo documents, because a partnership contract can change.
