Key takeaway: Hallandale Beach's new construction condos in 2026 are mostly move-in ready or close to it: Mondrian Hallandale Beach Residences is a 2022 tower sold from the low $900s, Oasis Hallandale's West Tower opened in August 2026 with prices from $750,000, and Oasis East and Seven Park are due in 2027. Compare that premium with a resale in an older tower, where the price is lower but the repair bills are ahead of you. Read the contract's deposit and cancellation terms before you sign either.
Who this guide is for: You're weighing a new or nearly finished condo in Hallandale Beach against a resale in an older tower and want the projects, prices, deposit rules and the cost difference in one place.

Hallandale Beach New Construction Condos in 2026
New construction in Hallandale Beach right now means finished towers selling their last units and two projects due in 2027. Mondrian Hallandale Beach Residences, announced in June 2025, rebrands a 26-story tower developed in 2022. Oasis Hallandale's West Tower received its full temporary certificate of occupancy in August 2026, and its East Tower is scheduled for 2027 along with Seven Park.
That changes the usual pre-construction question. You're not betting a deposit on a tower that doesn't exist yet. You're deciding whether to pay a premium for a building with no inspection history, against a resale in one of the 1970s towers on South Ocean Drive, where the city's condo median was $240,000 in the second quarter of 2026. The older towers and their trade-offs are in our list of oceanfront condos on South Ocean Drive.
New Construction Condos You Can Move into Now
Mondrian Hallandale Beach Residences, 101 Diplomat Pkwy
PPG Development and BH3 Management, with Ennismore as design partner, launched the Mondrian brand on this 26-story tower in June 2025. Residences run from 859 to 3,239 square feet, one to four bedrooms plus penthouses, from the low $900s, with more than 30,000 square feet of amenities. Since the building dates from 2022, ask for the association's budget and any developer-controlled board decisions, as you would in a resale. Listing sites disagree on the unit count and story count, so confirm both in the condominium documents.
Oasis Hallandale West Tower, 1000 E Hallandale Beach Blvd
The first of two 25-story towers of 250 residences each by developer Giuseppe Iadisernia, on East Hallandale Beach Boulevard west of the Intracoastal. It secured its full temporary certificate of occupancy in August 2026, and CondoBlackBook reported it 85% presold. Prices start at $750,000 for one to three bedrooms. With most units sold, what's left may be a narrower choice of floors and lines.
2000 Ocean, the newest oceanfront tower
2000 Ocean finished in December 2021 with 64 residences over 38 stories. It's now a resale building, but it remains the most recent tower on South Ocean Drive, with launch prices from $2.6 million. See our 2000 Ocean Hallandale profile.
New Construction Condos Still Being Built
Oasis Hallandale East Tower
The second 250-unit, 25-story condo tower at Oasis topped off in 2026 and secured a $50 million mezzanine loan from Cottonwood Group in August 2026, with completion expected in 2027. A mezzanine loan funds the finish, so ask the sales team for the current completion date in writing and what the contract says if it slips.
Seven Park Residences, 218-220 SE 7th Street
Kadima Developers broke ground on this $70 million mixed-use project in late 2025: 124 units from studios to three bedrooms, 500 to 1,645 square feet, over 4,500 square feet of ground-floor retail. SKLARchitecture is the architect, and completion is expected in 2027 (Florida YIMBY, November 2025). Earlier reports cited 121 units, so check the count in the prospectus.
New Construction Condo or Resale: The Cost Comparison
Swap your own figures into this example. It uses the 30-year rate Freddie Mac reported on October 15, 2026 (7.4%) and 20% down; taxes, insurance and dues are extra.
Monthly Payment on a $750,000 New Construction Condo
A $600,000 loan at 7.4% is about $4,154 a month in principal and interest. The building's structure, roof and systems are new, and its first Broward safety inspection is about 25 years away.
Monthly Payment on a $240,000 Resale Condo
A $192,000 loan at 7.4% is about $1,329 a month. Now add the building's risk: if the latest inspection calls for repairs, a hypothetical $20,000 per-unit assessment adds what an 8% higher price would. Our explainer on Florida condo special assessments shows how those bills are divided.
The Middle Option: 2005 to 2008 Condo Towers
Between a new tower and a 1970s one sit Beach Club I to III, Ocean Marine Yacht Club and Duo, which directory records date to 2005 through 2008. By simple arithmetic, year built plus 25, their first Broward inspection lands between about 2030 and 2033, so you buy a building with a track record of budgets and minutes but no structural inspection bill yet. Read their reserve studies closely: the schedule shows when the roof, elevators and waterproofing are due for replacement and whether the reserves cover them. Each of those towers has its own guide in the oceanfront list.
Loan approval in a New Construction Condo
Lenders review a new project's sales, budget and insurance before they'll lend in it, and a condo-hotel or a building with too few sales may need a non-conventional loan. Read how non-warrantable condo financing works before you count on a standard mortgage.
The payment gap is about $2,800 a month in this example. Whether the newer building is worth that depends on how much you value skipping the older tower's repair cycle and on the resale price you expect later; current resale data is in our Hallandale Beach housing market report.
How Deposits Work on Florida New Construction Condos
Florida's condo statute protects a buyer's money in a developer sale more than in a resale. These rules come from chapter 718 as published in 2026.
The 15-day right to cancel a New Construction Condo Contract
A developer's contract must state, in conspicuous type, that you can cancel by written notice within 15 days after signing. You can also cancel within 15 days of receiving the required condominium documents (section 718.503(1)). Use those days to read the budget and the declaration.
Escrow of the first 10% of the price
The developer must put all payments up to 10% of the price into escrow (section 718.202). If you cancel properly under the contract, the money comes back with any interest earned.
Deposits above 10% used for construction
Money above 10% may be spent on construction once building has begun, but only if the contract says so in a required bold legend. On a project still under construction, a deposit schedule of 20% or more can put that extra share at risk if the project stalls.
An independent escrow agent
The escrow agent must be independent of the developer: a bank, a Florida Bar attorney, a title insurer or another listed institution. Ask who holds your deposit and get it in writing.
Questions to Ask before you sign for a New Construction Condo
- What is the deposit schedule, and does the contract allow the developer to use amounts above 10% for construction?
- Who is the escrow agent?
- What is the estimated completion date, and what happens to your deposit if it slips?
- What is the first-year budget per unit, and when do owners take control of the board?
- Which lenders have approved the project?
- What are the rental and short-term rental rules in the declaration?
If you'd like, I can go through a developer's contract, budget and deposit terms with you before your 15 days run out.
Comparing Hallandale Beach Condos beyond New Construction
New towers are one corner of the city's condo stock. Prices by building age, the costs after closing and the buying steps are in our Hallandale Beach condos for sale guide. If a lower price matters more than a new building, Hallandale's 55+ condos sell well under the median, with legal age rules attached.
Hallandale Beach new construction condos FAQs
Is Mondrian Hallandale Beach new construction?
Mondrian Hallandale Beach Residences, at 101 Diplomat Parkway, is a 26-story tower developed in 2022 and relaunched under the Mondrian brand in June 2025 by PPG Development and BH3 Management. Units are move-in ready, from 859 to 3,239 square feet, with prices from the low $900s at launch. Confirm the unit count and the association's budget in the condominium documents.
When will Oasis Hallandale be finished?
Oasis Hallandale's West Tower secured its full temporary certificate of occupancy in August 2026. The East Tower, also 25 stories with 250 condos, topped off in 2026 and is expected to finish in 2027 after a $50 million mezzanine loan from Cottonwood Group. Prices were reported from $750,000 in September 2026.
What is Seven Park Hallandale Beach?
Seven Park Residences is a $70 million mixed-use condo project by Kadima Developers at 218-220 SE 7th Street. Florida YIMBY reported 124 units from studios to three bedrooms, 500 to 1,645 square feet, plus 4,500 square feet of retail, with completion expected in 2027. Other reports cite 121 units, so check the prospectus.
Can I cancel a new construction condo contract in Florida?
Yes, within limits. Under section 718.503(1), a developer's contract is voidable by the buyer by written notice within 15 days after signing, and within 15 days of receiving the required documents. After those windows, the contract's own terms decide whether you can cancel and what happens to your deposit.
Is my deposit safe on a Florida pre-construction condo?
Payments up to 10% of the price must sit in escrow with an agent independent of the developer (section 718.202). Amounts above 10% can be spent on construction once it starts, if the contract allows it in a bold legend. Read that clause and the deposit schedule before you sign.
Do new construction condos need milestone inspections?
Eventually. Florida's milestone inspection applies to condo buildings three habitable stories or more from age 30, and Broward County's building safety inspection starts at 25 years. A tower finished in 2026 reaches Broward's trigger in 2051, so the first inspection bill is decades away.
Are new construction condos more expensive than resale in Hallandale Beach?
Yes, by a wide margin. Oasis Hallandale starts at $750,000 and Mondrian in the low $900s, while the city's condo and townhouse median was $240,000 in the second quarter of 2026 (Miami Realtors). The resale price is lower, but older towers can carry special assessments for inspection repairs and reserves, so compare the full cost of owning each one.
