Blog > La Mer Hallandale Beach: Which La Mer you're Buying and What to Check

Key takeaway: La Mer is a group of early-1970s ocean-side condominium buildings at 1880, 1890 and 1904 South Ocean Drive, and the public records about it don't agree: directories give 160 or 443 units and a year built anywhere from 1970 to 1974. That's because "La Mer" covers more than one section, and the section decides your budget, rules and repair bills. Confirm the association named on the deed before you compare prices or dues.
Who this guide is for: You're looking at an ocean-side unit in La Mer and need to know which part of the complex it's in, how old that building is and what its association owes or plans to spend.

How La Mer is organized
Most buildings on our Hallandale Beach oceanfront condo guide are one tower and one association. La Mer isn't. A directory lists "La Mer Estates" at 1880, 1890 and 1904 South Ocean Drive with 160 units, 21 stories and a 1970 build date. A broker site gives the same three addresses but 443 units, 18 floors and 1972. Listings also use La Mer Estates South for 1904, and East, West and South sections.
Both can be partly right if they count different parts. For you, that means a listing's "La Mer" tells you the street, not the association, and the association is what sets your dues, your assessments and the rules you live under.
The quickest way to find it is the legal description. Search the unit on the Broward County Property Appraiser's site: the legal description names the condominium the unit was created under, and that name should match the association on the estoppel certificate and the declaration the seller gives you.
The La Mer buildings at 1880, 1890 and 1904
La Mer at 1880 S Ocean Dr
Some listings give this address a 1974 build year and 21 stories. Ask which association the unit belongs to and get that association's own budget, not a complex-wide figure.
La Mer at 1890 S Ocean Dr
The broker site and several listings use 1890 as the main address and give 1972. If a unit here shares facilities with the other addresses, ask how shared costs are split between associations.
La Mer Estates South at 1904 S Ocean Dr
Listings label this address La Mer Estates South and date it to 1970, with up to 25 stories in one record. It's the oldest date on the complex, so its inspection history is the one to read most closely.
La Mer Inspections, Reserves and Assessments
Broward safety inspections at La Mer
Broward County's building safety program requires a structural and electrical inspection 25 years after the certificate of occupancy and every 10 years after; it counts toward the state's 30-year milestone inspection. Buildings from 1970 to 1974 have been through several cycles. Ask each association for its latest report and the inspector's summary for owners. Our guide to Florida milestone inspections explains what phase two findings mean.
La Mer structural integrity reserve study
Florida requires a SIRS for condo buildings three habitable stories or more, and budgets adopted since the end of 2024 can't waive its reserves. On a resale you're entitled to the latest SIRS at the seller's expense. See reading a structural integrity reserve study.
Special assessments in a La Mer section
If an inspection found repairs the reserves can't cover, owners pay through a special assessment or a loan. Ask for any assessment adopted or proposed, the amount for your unit and the payment schedule; our special assessments guide covers who pays at closing.
La Mer Fees, Insurance and Mortgages
HOA fees at La Mer
We couldn't verify dues for any La Mer section. The estoppel certificate gives the exact monthly payment, any assessment and any amount owed for the unit you want.
Insurance on an ocean-side La Mer building
Wind and flood cover weigh heavily on ocean-side budgets. Ask for the master policy premium, the wind deductible and the renewal date, and read our Florida condo insurance explainer for what your HO-6 needs to carry.
Getting a loan at La Mer
Fannie Mae's Selling Guide (B4-2.1-03) treats a project as ineligible while it needs critical repairs, including unfunded repairs over $10,000 per unit due within 12 months, or while the association is in litigation over structural safety. Order the lender's condo questionnaire early; if a section fails, non-warrantable condo financing is the fallback.
La Mer rules on Renting, Pets and Age
Renting out a La Mer unit
Each association sets its own minimum lease term, tenant approval and limits on how often you can rent. Read the declaration and rules for the section you're buying in, and see renting out a Hallandale Beach condo for the city's rules.
Pets at La Mer
We found no pet rules from a La Mer association. Check limits by number, weight and type in the rules you receive.
Is La Mer age-restricted?
One national 55+ directory lists La Mer. We found no declaration provision or other record confirming that any section is legally housing for older persons. If an age restriction matters to you either way, ask the association for the provision in writing.
Buying an older ocean-side condo in Hallandale Beach
La Mer sits among the 1970s towers on the ocean side of South Ocean Drive. Just to the north, the Beach Club towers were finished from 2005 to 2007, so their first Broward inspection is still ahead. Across A1A, Plaza Towers North publishes a 2026 budget you can use as a benchmark for what an early-1970s building costs to run.
For the city as a whole, Zillow's typical Hallandale Beach home value was $279,430 in September 2026, down 2.9% in a year. That's a mixed figure for condos and houses, so use closed sales in the same section, matched by floor and view, to price a La Mer unit.
What to check before you buy at La Mer
- The association on the deed. Which La Mer section the unit is in.
- That section's year and certificate of occupancy. From county or city records.
- The latest Broward safety or milestone summary. Findings and repair status.
- The SIRS and 2026 budget. Funding level and any shared-cost agreements.
- The estoppel certificate. Payment, assessments and arrears.
- Rules on leasing, pets and age. In writing from the association.
If you'd like, I can identify the association and request its documents before you make an offer. Owners planning to sell can read how to sell a condo in Hallandale Beach, and our Hallandale Beach condo buying guide covers the wider market.
La Mer Hallandale FAQs
Where is La Mer in Hallandale Beach?
La Mer is on the ocean side of South Ocean Drive (A1A) in Hallandale Beach, FL 33009, at 1880, 1890 and 1904 South Ocean Drive. Even-numbered addresses on this stretch face the ocean. The Beach Club towers are just to the north, and Plaza Towers North and Prince George are across A1A on the Intracoastal side.
How many units are in La Mer Hallandale?
Sources disagree. A directory lists La Mer Estates with 160 units, while a broker site counts 443 units across the three addresses. The difference likely comes from counting different sections. Ask the association on the deed for its unit count, which also sets how a repair bill is shared among owners.
When was La Mer Hallandale built?
Directories and listings give dates from 1970 to 1974, depending on the section: 1970 for La Mer Estates South at 1904, 1972 for 1890 and 1974 in some 1880 listings. The certificate of occupancy for the specific building settles it, and that date sets its Broward safety inspection schedule.
Is it wise to buy a condo in Florida now?
It depends on the building more than the market. Since Florida's 2022 condo safety laws, older towers face milestone inspections and fully funded structural reserves, which can mean higher dues or assessments. In Hallandale Beach, Zillow's typical value fell 2.9% in the year to September 2026. Read the inspection summary, SIRS and budget before you decide.
Is La Mer a 55+ community?
One national 55+ directory lists La Mer, but we found no declaration provision or other record confirming that any La Mer section is legally restricted as housing for older persons. Ask the association to confirm in writing, and check the recorded declaration and amendments for the section you're buying in.
