Key takeaway: Don't budget from the seller's tax bill. Florida reassesses a condo at just value on January 1 after it sells, so your bill follows your price, then the 3% Save Our Homes cap if you homestead it or the 10% cap if you don't. On a $279,430 Hallandale Beach condo, the city and county levies alone run about $3,647 a year without homestead and about $2,994 with it, before school and other levies.
Who this guide is for: You're buying a Hallandale Beach condo as a home or a second home, or you own one and want to read your TRIM notice and bill, and you need to know what the tax will be and how to lower it.

Why Your Broward County Property Tax Won't Match the Seller's
Your first Broward tax bill on a Hallandale Beach condo is set by your price and your homestead status, not by the seller's bill. Florida caps how fast a property's assessed value can rise, 3% or the CPI for a homestead and 10% for other residential property, but section 193.155 resets the property to just value on January 1 of the year after a change of ownership. A seller who has held a unit for years may be taxed on a value far below today's price, and that gap ends when you buy.
So budget on the published rates times your price, then subtract the exemptions you'll qualify for. The rest of the ownership costs, from assessments to insurance, are in our overview of Florida condo rules for owners.
Broward County Property Tax Rates in Hallandale Beach
A millage rate is dollars of tax per $1,000 of taxable value. Your bill adds up several levies; the Florida Department of Revenue's table for Broward gives the adopted city and county rates for fiscal 2025-26.
City of Hallandale Beach millage: 7.3848
The city adopted 7.3848 mills, equal to its rolled-back rate and down from 7.5884 the year before. Taxes levied still rose, because taxable values grew.
Broward County millage: 5.6658
The county adopted 5.6658 mills, up from 5.6389 and 7.2% above its rolled-back rate of 5.2832.
Golden Isles and Three Islands district levies
Parcels inside these two city districts pay an extra levy: 1.0934 mills in Golden Isles and 0.4584 in Three Islands for 2025-26. Your TRIM notice shows whether a unit is inside one.
School and other levies on your TRIM notice
The school board and special districts add their own rates. We haven't verified a 2025 total for Hallandale Beach, so read the full list on the parcel's TRIM notice from the Broward County Property Appraiser before you rely on any total.
Homestead Exemption and Florida Property Tax on a Condo
If the condo is your permanent residence, the homestead exemption is worth up to $50,000 off taxable value, under section 196.031.
First $25,000 homestead exemption
The first $25,000 of assessed value is exempt from every levy, school taxes included.
Additional homestead exemption above $50,000
Another exemption of up to $25,000 applies to assessed value above $50,000, for levies other than school district levies. The statute adjusts it for inflation each January 1 when the CPI rises.
Who qualifies for a homestead exemption
You must hold title on January 1 and make the condo your permanent residence in good faith. Apply to the Broward County Property Appraiser and ask for its current filing deadline. A second home or rental unit doesn't qualify.
Property Tax Caps: Save Our Homes and the 10% Non-Homestead Cap
Save Our Homes: 3% or CPI
Once a condo is homesteaded, its assessed value can rise each year by no more than the lower of 3% or the change in the CPI. Over a long ownership, this cap is the main reason a neighbor's bill can be far lower than yours.
The 10% non-homestead cap
Non-homestead residential property, such as a second home or rental, is capped at 10% a year under section 193.1554, for levies other than school district levies. A county property appraiser's guide notes the cap is applied automatically, with no application.
Reassessment after a sale
Both caps end with a change of ownership. The condo is reassessed at just value on January 1 of the following year, then the cap that fits the new owner starts again.
Portability up to $500,000
If you're moving from one Florida homestead to another, you can carry the difference between just and assessed value, up to $500,000, to the new home. You must have had a homestead exemption as of January 1 of one of the three prior years. Non-homestead savings don't port.
Property Tax Example: a Hallandale Beach Condo at $279,430
Take Zillow's typical home value for Hallandale Beach in September 2026, $279,430, and assume the appraiser's just value matches the price, which it may not. This counts the city and county levies only, 13.0506 mills combined.
| Line | Second home or rental | Homestead |
|---|---|---|
| Assessed value | $279,430 | $279,430 |
| Exemptions on city and county levies | $0 | $50,000 |
| Taxable value | $279,430 | $229,430 |
| City (7.3848) + county (5.6658) | $3,646.73 | $2,994.20 |
| Paid in November (4% off) | $3,500.86 | $2,874.43 |
The homestead saves about $653 a year on these two levies alone, and the cap then keeps the gap growing. Add the school and special district levies from your TRIM notice to get the full bill. If you'll own the unit as a second home, the 10% cap is your only protection against a rising assessment.
Now look one year ahead, because the cap you're under decides how fast the bill can climb. If values rise, a homesteaded unit's assessed value can go up at most 3% (or the CPI, if lower), to about $287,813. A second home can rise up to 10%, to about $307,373. On the same 13.0506 mills, that's a ceiling of roughly $3,104 for the homestead after its $50,000 exemption versus $4,011 for the second home on the city and county levies, and the gap widens every year you hold the unit.

Property Tax Mistakes Hallandale Beach Condo Buyers Make
- Budgeting from the seller's bill. The cap resets after the sale; use your price.
- Forgetting to file for homestead. No application, no exemption and no 3% cap.
- Expecting the 10% cap to cover school taxes. It doesn't.
- Leaving out special district levies. Check the TRIM notice for Golden Isles or Three Islands.

Broward County Property Tax FAQs
How do I find my property taxes in Broward County?
Look up the parcel on the Broward County Property Appraiser's site, bcpa.net, for its values, exemptions and millage code, then view the bill at the Broward County Revenue Collector, browardtax.org. Bills go out November 1 and list every levy with its rate. For a unit you're buying, remember the value resets to just value the January after the sale.
Do you have to pay property taxes in Florida after age 65?
Yes. Turning 65 doesn't end property tax in Florida. The Florida Department of Revenue publishes a guide to property tax benefits for people 65 or older, and the homestead exemption and 3% Save Our Homes cap apply at any age. Ask the Broward County Property Appraiser which senior benefits Hallandale Beach and Broward offer and how to apply.
Did Broward County cut property taxes?
Not the county rate. For fiscal 2025-26 Broward County adopted 5.6658 mills, up from 5.6389 and 7.2% above the rolled-back rate. The City of Hallandale Beach adopted 7.3848 mills, down from 7.5884 and equal to its rolled-back rate. Rising taxable values mean many owners still pay more.
How much is property tax on a $500,000 house in Florida?
It depends on the local rates and your exemptions. In Hallandale Beach, the city and county levies for 2025-26 total 13.0506 mills, so a $500,000 non-homestead home would owe about $6,525 for those two levies, before school and special district levies. With a $50,000 homestead exemption, those two levies fall to about $5,873.
Does the property tax reset when you buy a condo in Florida?
Yes. Under sections 193.155 and 193.1554, a property is reassessed at just value on January 1 of the year after a change of ownership. The seller's capped value doesn't carry over, so a long-held unit's bill can understate yours by a wide margin. Portability lets a homestead buyer move up to $500,000 of savings from a prior Florida homestead.
Is there a property tax cap on a second home in Broward County?
Yes. Non-homestead residential property, such as a second home or rental condo, has its assessed value capped at 10% growth a year for levies other than school district levies. It applies automatically. The cap resets after a sale, and it doesn't port to another property the way homestead savings can.
