FHA Approved Condos in Hallandale Beach: Checking the HUD List and What It Means

Key takeaway: Search HUD's condo lookup for Hallandale Beach or ZIP 33009 and read the status, because only Approved projects take FHA loans without extra steps. An Expired or missing building can still work through FHA single-unit approval, capped at 10% of units in projects of 10 or more. Either way, check the building's milestone and assessment status too, since the HUD list doesn't show it.
Who this guide is for: You want to buy a Hallandale Beach condo with an FHA or VA loan, or you're selling one and want to know whether FHA buyers can make an offer.

What the FHA Approved Condos List Tells You in Hallandale Beach
The HUD list answers a narrower question than most buyers think. It shows whether a Hallandale Beach association holds a current FHA approval, which lasts three years. It doesn't show whether the building's milestone inspection found repairs, whether reserves are funded, or whether a special assessment is coming. Those are what decide whether any lender, FHA or conventional, will close.
So read the list first, then the building. The state rules behind the building checks are in our plain-English guide to Florida condo law.
How Can I See if a Condo Is FHA Approved?
Searching the HUD Condo lookup for Hallandale Beach
Open HUD's FHA condominium lookup, pick Florida, and enter Hallandale Beach as the city or 33009 as the ZIP. HUD notes that fewer fields give a longer list, so start broad and narrow by condo name. Associations often register under their legal name, which can differ from the name on the building.
Reading Approved, Expired, Rejected and Withdrawn
Approved means the project currently qualifies. Expired means a past approval period ended without a current one in place; ask the association why. Rejected and Withdrawn mean an application didn't go through. Only Approved lets an FHA lender proceed on the project approval alone.
VA approved condos in Broward County
VA keeps its own list, separate from HUD's. Your VA lender can check it, or you can start at VA's condo report request page.
What Makes FHA Approved Condos Eligible?
HUD's condo rule, effective October 15, 2019, sets the main project tests. Each is a question you can put to the association.
FHA owner-occupancy: 50 percent
Most approved projects need at least 50% of units occupied by their owners. Buildings with heavy rental use can fall short.
FHA commercial space limit: 35 percent
Nonresidential space can't exceed 35% of total floor area.
FHA loan concentration: up to 50 percent of units
FHA insures loans on up to half the units in an approved project. Once that share is reached, the next FHA buyer may be turned away.
Three-year FHA recertification
Approval runs three years. If the association doesn't recertify, the status changes to Expired even though nothing changed in the building.
Buying in a Building That Isn't on the FHA Approved Condos List
FHA single-unit approval
Since October 15, 2019, FHA can insure a loan on an individual unit in a completed project that isn't approved. Your lender runs that review for the one unit, so ask early whether the lender offers it.
Single-unit approval limits
In projects of 10 or more units, no more than 10% of units can carry FHA insurance under single-unit approval. Smaller projects are capped at two FHA-insured units.
Florida's 2022-2025 Condo Laws and FHA Approved Condos
Florida's post-Surfside laws added milestone inspections, structural integrity reserve studies and limits on waiving reserves. Those reports are what lenders now ask about, and they explain why an older Hallandale Beach tower can drop out of financing between approvals.
On the conventional side, Fannie Mae makes a project ineligible while it has unfunded critical repairs over $10,000 per unit due within 12 months. An FHA approval date won't tell you that. Read how Florida milestone inspections work, and if the building fails conventional rules, our page on financing a non-warrantable condo covers what's left.
FHA Approved Condos Example: a 300-Unit Hallandale Beach Tower
Take a hypothetical 300-unit tower and a unit priced at $279,430, Zillow's typical home value for Hallandale Beach in September 2026. Work through HUD's caps with your building's real unit count.
| Test | Rule | 300-unit tower |
|---|---|---|
| Owner occupancy (approved project) | At least 50% | 150 owner-occupied units |
| FHA loans (approved project) | Up to 50% | 150 FHA-insured units |
| FHA loans (single-unit approval) | Up to 10% | 30 FHA-insured units |
| Recertification | Every 3 years | Approved in 2024 means renewal due in 2027 |
If the tower's approval expired and 30 units already carry FHA loans, a new FHA buyer has no route in until the association recertifies. So ask the association how many FHA loans it already has, as well as whether it's on the list.
FHA Approved Condos vs Conventional Warrantable Condos
A building can pass HUD's tests and fail Fannie Mae's, or the reverse, because the two programs ask different questions. Compare them before you choose a loan.
| Test | FHA (HUD 2019 rule) | Conventional (Fannie Mae B4-2.1-03) |
|---|---|---|
| Owner occupancy | At least 50% for most approved projects | No minimum; 75%+ investment or second homes draws a closer look |
| Commercial space | Up to 35% of floor area | Up to 35% of the project or building |
| One owner's share | Not in the 2019 summary | Up to 20% of units in projects of 21+ |
| Critical repairs | Not in the 2019 summary | Ineligible if unfunded repairs top $10,000 per unit within 12 months |
| Litigation | Not in the 2019 summary | Ineligible if it affects safety, structure or habitability |
Owner-occupancy and rental share in FHA approved condos
This is where FHA is stricter. A building where most units are rented can pass Fannie Mae's review and still fail HUD's 50% owner-occupancy test. Ask the association for its current owner-occupied count before you rely on an FHA loan.
Commercial space under both programs
Both programs cap commercial space at 35%, so a mixed-use building that fails one usually fails the other. Check any building with retail or offices on its lower floors.
Repairs, assessments and lawsuits
Fannie Mae spells out critical repairs, assessments and litigation; HUD's 2019 summary doesn't. Your FHA lender will still read the association's budget and inspection reports, so treat an open phase two milestone finding as a risk under any loan. Have the lender review the building during your inspection period, not after it.
What FHA Approved Condo Status Means When You Sell
Approval widens the pool of buyers who can make you a financed offer, and buyers who need FHA loans can't use a building that's off the list unless their lender offers single-unit approval. If your building's approval has expired, ask the board whether it plans to recertify before you list, and say in the listing whether FHA buyers can close.
If the approval lapses while you're under contract with an FHA buyer, the buyer's lender can try single-unit approval, as long as fewer than 10% of units in a building of 10 or more already carry FHA loans. That review takes its own time, so build it into the financing deadline rather than hoping the association recertifies first. HUD allows a six-month grace period after the end date to submit recertification, which helps a building that's already working on it.

FHA Approved Condos Checklist for Hallandale Beach Buyers
- Search HUD's lookup by city and ZIP, then by the association's legal name.
- Note the status and date. An approval near the end of its three years may lapse during your contract.
- Ask the association for owner-occupancy, commercial space and the number of FHA loans.
- Ask for the milestone summary and assessment schedule. They decide whether any lender will close.
- Ask your lender whether it offers single-unit approval if the building isn't Approved.

FHA Approved Condos FAQs
How can I see if a condo is FHA-approved?
Search HUD's FHA condominium lookup at entp.hud.gov. Choose Florida and enter the city, ZIP code or condo name; for Hallandale Beach, ZIP 33009 is a good start. The status column shows Approved, Expired, Rejected or Withdrawn. Only Approved means the project currently qualifies, and the association's legal name may differ from the building's name.
What makes a condo FHA-approved?
The association applies and HUD reviews the project. Under the rule effective October 15, 2019, most approved projects need at least 50% owner-occupied units, no more than 35% commercial floor area, and FHA loans on no more than 50% of units. Approval lasts three years, then the association must recertify or the status lapses to Expired.
Why wouldn't a condo be FHA-approved?
The association may never have applied, may have let its three-year approval expire, or may fail a test such as 50% owner occupancy or the 35% commercial space limit. In Florida, open repairs and assessments after the 2022-2025 condo laws also make lenders cautious. A building that isn't approved can still take an FHA loan through single-unit approval.
Which condos in Broward County, Florida are VA approved?
VA keeps its own approved-condo list, separate from HUD's FHA list, and it changes as associations apply or lapse. Ask a VA lender to check a specific building, or start at VA's condo report request page. Check the building's milestone inspection summary and assessment schedule too, since an approval doesn't show either.
What is FHA single-unit approval?
Since October 15, 2019, FHA can insure a loan on one unit in a completed condo project that isn't FHA-approved. The lender reviews that unit and project. In projects of 10 or more units, no more than 10% of units can be FHA-insured this way; smaller projects are capped at two units.
How long does FHA condo approval last?
Three years. HUD moved the certification period from two to three years in its 2019 condo rule, with a six-month grace period after the end date to submit recertification. If the association doesn't recertify, HUD's lookup shows the project as Expired, and FHA buyers then need single-unit approval.
