Blog > Hallandale Beach Homes for Sale: Houses, Townhomes and Waterfront

Key takeaway: Houses and townhomes are the minority in Hallandale Beach, and the city's $279,430 typical value (Zillow, September 2026) is pulled down by its many older condos, so don't use it to judge a house price. Most single-family homes are the 340 in gated Golden Isles; most townhomes are in Three Islands and Venetian Park. Compare a house with recent sales on its own island, then add the district levy and check the elevation certificate before you offer.

Hallandale Beach Homes for Sale and What the City Average Hides
Zillow's typical home value for Hallandale Beach was $279,430 in September 2026, down 2.9% in a year. That number blends every home in the city, and the city is mostly condos, many of them in towers from the 1970s. Just north in Hollywood, the typical value was $442,331 and Broward County's was $422,344. If you're shopping for a house, the Hallandale Beach figure is the wrong yardstick.
The better yardstick is the island or street the house is on. One example from the sold records on Julia's profile: a Three Islands waterfront villa with a dock sold for $875,000 in February 2026, more than three times the city-wide typical value. Ask for the last 12 months of sales on the same island and the same kind of home before you judge any asking price. The city-wide figure is also 17% below its March 2024 peak of $336,081, which tells you the condo side has softened; whether island houses followed is a question only island sales can answer. City-wide trends are in the Hallandale Beach housing market report.
Where the Single-family Homes for Sale are in Hallandale Beach
Golden Isles houses
Golden Isles is the city's house neighborhood: 340 single-family homes on canal-lined finger islands off the Intracoastal, with only four condo and co-op buildings among them. Many lots back onto a canal. The single gated entrance, the staffed guardhouse and the overnight police detail are paid through the district's own levy, 1.0934 mills in fiscal 2024. With 340 houses in the whole area, the pool of possible listings is small, so set your search before you need it. Watch the Golden Isles listings and set an alert.
Inland Houses near the City Parks
West of the Intracoastal, the houses sit on open streets near Peter Bluesten Park (three baseball fields, a turf soccer field and the YMCA), OB Johnson Park and BF James Park's year-round pool. There's no gate and none of the island district levies. Some of these streets are the city's oldest; the Curci House nearby dates from 1924. On an older house, ask your insurer which inspection reports it needs before you order them, and check the permit history.
Permit records matter more on an older house because unpermitted additions, enclosed porches and replaced roofs show up later in insurance and resale. Ask the city's Building Division for them; it sits in City Hall at 400 S Federal Highway (main line (954) 457-1489), open Monday through Thursday, since City Hall is closed on Fridays. Request the permit history for the address as soon as your offer is accepted, so your inspector can compare what was built with what was approved.
Townhomes for Sale in Hallandale Beach
Three Islands Townhomes
Three Islands has roughly 330 townhomes alongside 36 condo buildings on about 190 acres, behind two automatic gates. It's the closest thing in the city to a townhome district. The cost to watch is the special assessment for the $5.43 million gate and traffic project, about $3.5 million of it billed to Three Islands properties over five years from 2025, plus the district's 0.66 mills. See current Three Islands listings.
Venetian Park Townhouses
Listing records describe Venetian Park as a townhouse community near the Intracoastal. Ask whether the community is governed as a homeowners association or as a condominium, since the statutes and the buyer's documents differ, and ask for the HOA's budget, rules on rentals and pets, and any planned assessments. Julia tracks Venetian Park East on its own page.
Waterfront Homes for Sale in Hallandale Beach
Canal Homes and Boat Access
A dock behind the house is only useful if your boat clears the bridges between you and the Intracoastal. The city's own marina, for reference, sits west of the Three Islands Boulevard Bridge, a fixed span with 17 feet of clearance at mean water. Measure your boat's air draft and check every bridge on the route at high tide. If you'd rather rent a slip, the City Marina has 26 annual slips at 101 Three Islands Boulevard, with water, electric and Wi-Fi included and a pump-out station.
Seawalls are the other waterfront cost. On a canal lot, ask the seller who last repaired the seawall, whether it was permitted, and whether the cap shows cracks or the yard shows sinkholes behind it. Your inspector may recommend a marine contractor for a closer look.
Flood Zone and Elevation Certificate
On a waterfront house the elevation certificate matters as much as the inspection. The city's flood map and property search shows the flood zone, the base flood elevation and any elevation certificate on file, free. The city reminded owners in October 2026 that king tides can flood low streets on sunny days. Federal flood policies cover up to $250,000 for the structure and $100,000 for contents, so price private excess cover on a more expensive house.
Costs of Owning Homes in Hallandale Beach Beyond the Price
District Levies and Assessments
Golden Isles and Three Islands owners pay district millage on the property tax bill, and Three Islands owners pay the project assessment too. Ask the seller for the latest tax bill and read the district line. Homestead, Save Our Homes and the non-homestead cap are explained in the guide to Broward County property tax.
Homeowners and Flood Insurance
A house carries its own full insurance, unlike a condo unit under a master policy, so get wind and flood quotes before your inspection period ends. The condo side of insurance is in our Florida condo insurance explainer.
Getting around from a Hallandale Beach house
Island and inland houses are a drive from the beach parks, where meters are enforced by license plate recognition. Residents can register for discounted beach parking, and the free Cloud shuttle runs four routes across the city, so a second car isn't a given. Route 4 is the only one that runs on Sundays.
Closing costs on a Hallandale Beach house
Florida's documentary stamp taxes, title insurance and lender fees apply to houses and condos alike; the line items are in Florida closing costs, line by line.
How to shortlist Hallandale Beach Homes for Sale
- Pick the type first. A house points you to Golden Isles or the inland streets; a townhome to Three Islands or Venetian Park.
- Price against the island, not the city. Pull 12 months of sales for the same area and home type.
- Read the last tax bill. Note any district millage and the Three Islands installment.
- Pull the elevation certificate. Then get a flood and wind quote with it.
- For a dock, measure the bridges. Compare your boat's air draft with each fixed span on the route.

Hallandale Beach Homes for Sale FAQs
Are there houses for sale in Hallandale Beach, FL?
Yes, though they're a small share of the market. Most single-family houses are in Golden Isles, a gated island neighborhood with 340 houses off the Intracoastal Waterway, and on the inland streets near Peter Bluesten, OB Johnson and BF James parks. Townhomes concentrate in Three Islands, which has about 330 of them, and Venetian Park.
How much does a house cost in Hallandale Beach?
There's no reliable house-only figure for the city. Zillow's typical value of $279,430 (September 2026) mixes condos and houses and is pulled down by older condos. Prices depend on the island, the lot and the water: a Three Islands waterfront villa with a dock sold for $875,000 in February 2026. Use 12 months of sales on the same island.
Are there townhomes for sale in Hallandale Beach?
Yes. Three Islands has roughly 330 townhomes behind two automatic gates, and listing records describe Venetian Park as a townhouse community near the Intracoastal. In Three Islands, add the district's 0.66-mill levy and the yearly installment of the 2025 special assessment for the gate and traffic project to your cost comparison.
Do Hallandale Beach homes need flood insurance?
The city strongly recommends flood insurance for every property and notes that standard policies don't cover flood. Federal policies cover up to $250,000 for the structure and $100,000 for contents. Look up the flood zone, base flood elevation and elevation certificate for the address on the city's flood map search, then get a quote before your inspection period ends.
What is Golden Isles in Hallandale Beach?
Golden Isles is a residential neighborhood of about 340 acres on canal-lined finger islands off the Intracoastal Waterway, with 340 single-family houses, four condo and co-op buildings and Golden Isles Park. It has one gated entrance on public roads and is a special taxing district that paid for its guardhouse, cameras and police patrols with a 1.0934-mill levy in fiscal 2024.
Do Hallandale Beach houses have HOA fees?
It depends on the property. Golden Isles and Three Islands owners pay a district levy on their property tax bill rather than an HOA fee for the gates and security, and Three Islands owners also pay the 2025 project assessment. Townhome communities usually have an HOA with its own dues. Ask the seller for the latest tax bill and any HOA budget.
