Hallandale Beach Neighborhoods: Where the Houses, Townhomes and Towers Are

Key takeaway: Hallandale Beach neighborhoods fall into three groups: the gated Intracoastal islands (Golden Isles for houses, Three Islands for townhomes and condos), the high-rise strip on South Ocean Drive, and the inland streets around the city parks. The islands cost more than their price: both are special taxing districts, and Three Islands adds a five-year special assessment. Shortlist by home type first, then compare district charges before you compare prices.
Who this guide is for: You're choosing where in Hallandale Beach to buy or rent and want to know what each area holds, what it costs beyond the price and what to check before you tour.

Hallandale Beach Neighborhoods Compared by What you Pay
Two of the city's neighborhoods carry a cost the rest don't. Golden Isles and Three Islands are special taxing districts created by city ordinance (1989 and 1993) to pay for gates, cameras, license plate readers and extra patrols, and owners pay a separate millage for them on the property tax bill. In fiscal 2024 that was 1.0934 mills in Golden Isles and 0.66 mills in Three Islands. Three Islands owners are also paying a special assessment, in five equal yearly installments, for about $3.5 million of a $5.43 million project the City Commission approved on June 18, 2025.
So the price on a listing isn't the full comparison. A mill is $1 per $1,000 of taxable value. On a hypothetical $400,000 taxable value, Golden Isles' 1.0934 mills adds about $437 a year and Three Islands' 0.66 mills about $264, before the Three Islands assessment. Those levies are small next to the county, city and school millage on the same bill, but they're the part that differs from one Hallandale Beach neighborhood to the next, and a seller's listing rarely mentions them. Look at the last tax bill for the exact parcel; the district line shows by name. The rest of the tax bill is explained in the Broward and Hallandale Beach property tax rates.
| Neighborhood | Main home type | Entrance | District charge (FY24) | Extra assessment |
|---|---|---|---|---|
| Golden Isles | 340 single-family houses; 4 condo/co-op buildings | One gate, staffed guardhouse | 1.0934 mills | None in force |
| Three Islands | ~330 townhomes; 36 condo buildings | Two automatic gates | 0.66 mills | Five-year project assessment from 2025 |
| South Ocean Drive | High-rise condos | Building lobby and staff | None | Building assessments vary |
| Inland streets | Houses, townhomes, low-rise condos | Open streets | None | None city-wide |
Gated island Neighborhoods on the Intracoastal
Golden Isles
Golden Isles is about 340 acres of finger islands surrounded by canals off the Intracoastal Waterway, and it's where most of the city's single-family houses are: 340 of them, plus four condo and co-op buildings and Golden Isles Park. There's one entrance. Residents use a lane with radio-frequency tags, visitors a call box, and the roads stay public. A city-owned guardhouse is staffed by a contracted security firm, and the district pays off-duty police to patrol from 8 p.m. to 4 a.m. The city created the district on August 22, 1989, and it spent $590,984 in fiscal 2024 with no long-term debt.
The park reopened on June 12, 2021 with a covered fitness area and two off-leash dog areas, next to the Golden Isles Tennis Center's 4 clay and 6 hard courts. The catch is the one-entrance layout: every trip in and out goes through the same gate. Current listings are on Julia's Golden Isles homes for sale page.
Three Islands
Three Islands covers about 190 acres with roughly 330 townhomes and 36 condo buildings, and its northern edge borders a gated community in Hollywood. Its two entrances have automatic gates that open for every vehicle, since the roads are public; they slow traffic so license plate readers can capture each car. The guardhouses were unstaffed during the state's 2025 review, which the current project is upgrading.
That project is why Three Islands costs more right now: new guardhouses, upgraded gates, resurfacing, LED lighting and traffic calming, about 20% complete in September 2026. Ask a seller for the yearly installment on the unit you're looking at. Listings are on Julia's Three Islands page, and a Three Islands waterfront villa with a dock sold for $875,000 in February 2026, according to the sold records on her profile.
Leslie Drive condos in Three Islands
Leslie Drive and Parkview Drive are the main roads into Three Islands, and the city's traffic-calming crews are working on curbs and road islands along both. A condo unit inside the district pays the Three Islands millage on its own tax bill, and the assessment is levied on the benefited properties, so ask the seller and the association how the yearly installment reaches each unit and whether it's already paid for the current year. While the work runs, expect lane changes on both roads; the city posts dated project updates on its Three Islands Special Assessment page. Age-restricted buildings are covered in the guide to 55+ condos in Hallandale Beach.
Venetian Park townhouses
Listing records describe Venetian Park as a townhouse community near the Intracoastal, with addresses on NE 10th and NE 26th to 27th streets. One listing site, Echo Fine Properties, groups Venetian Park East with the wider Three Islands area, so check the parcel's tax bill on the property appraiser's record to see whether district millage applies, and ask the HOA for its dues, rules and any assessments. Julia keeps Venetian Park East listings separately.
Oceanfront neighborhoods along South Ocean Drive
Ocean side of South Ocean Drive
The east side of A1A is where the city's beachfront towers stand, between the 3/4 mile of public beach and the road. Records date the older ones to the 1970s, with Beach Club at 2005 to 2007 and 2000 Ocean finished in December 2021. In a building from the 1970s the questions are inspections, reserves and assessments rather than district millage; the towers are ranked in our oceanfront condos guide.
Intracoastal side of South Ocean Drive
Across A1A, the west-side towers face the Intracoastal and reach the beach by crosswalk. You trade direct sand access for a walk across the road and, in many units, sunset views over the water. Price the difference with recent sales in the same building age, not the city average, because Zillow's $279,430 typical value mixes every kind of home. The same inspection questions apply: Broward's building safety inspection starts at 25 years, so every 1970s tower on either side is past it. Read how milestone inspections affect a condo purchase before you shortlist one.
East Hallandale Beach Boulevard
Off the strip, newer towers sit along East Hallandale Beach Boulevard: directory records date Duo's two towers (1745 and 1755) to 2007 and the Beachwalk condo-hotel (2600) to 2013. Newer buildings skip the 1970s inspection questions, but if a tower allows hotel-style rentals, lenders may treat it differently; see how non-warrantable condo loans work.
Inland Hallandale Beach Neighborhoods Near the City Parks
Northwest Hallandale Beach
The northwest streets hold the city's biggest parks. Peter Bluesten Park opened on September 28, 2019 with a turf soccer field, three baseball fields, tennis and the Hallandale Beach YMCA, and OB Johnson Park has a gym, a fitness room and a multipurpose field. The free Cloud shuttle's Route 4, the only route that runs on Sundays, starts at the Hepburn Center at NE 10th Street and NW 8th Avenue. BF James Park, also inland, has two basketball courts and a pool open year-round. These streets sit outside the two gated districts, so there's no gate to pass and no district levy from those two.
Around the Historic Village
The Curci House at 324 SW 2nd Avenue was built in 1924, rode out the 1926 hurricane while sheltering neighbors, and is listed on the National Register of Historic Places. The Historic Hallandale Schoolhouse at 648 NW 2nd Street dates from 1910. These streets near US-1 and City Hall (400 S Federal Highway) are the city's oldest, and older houses here deserve a closer look at elevation and permits.
Boating from Hallandale Beach Neighborhoods
If you keep a boat, check bridge clearance before you fall for a canal. The City Marina at 101 Three Islands Boulevard has 26 annual slips, sits west of the Three Islands Boulevard Bridge with 17 feet of clearance at mean water, and is the southernmost dockage in Broward County.
Flood checks for every Hallandale Beach Neighborhood
Every neighborhood here touches water, so flood risk varies by street and by building more than by area. The city warned of king tides through October 2026, with street flooding possible in low-lying areas on sunny days. For a house or townhome, the city's property search gives the flood zone, base flood elevation and any elevation certificate on file; insurers price from those. For a condo, ask the association for its master flood policy and any recent water claims.
Federal flood policies through the National Flood Insurance Program cover up to $250,000 for a structure and $100,000 for contents, according to the city. Get a quote before you make an offer, not after inspection. How the master policy and your own unit policy split the risk is in our Florida condo insurance explainer.
How to choose a Hallandale Beach Neighborhood
- House, townhome or tower? Houses point you to Golden Isles or the inland streets; townhomes to Three Islands or Venetian Park; a beach view to South Ocean Drive.
- What does the address add to the tax bill? Look the parcel up with the Broward County Property Appraiser for district millage, and ask about the Three Islands assessment installment.
- What's the flood zone and elevation? The city's flood map search shows both and any elevation certificate on file.
- One gate or open streets? Drive in at the hour you'd come home and see how the entrance works.
Prices by side and age are in the Hallandale Beach housing market report, safety data in living in Hallandale Beach, and the buying steps in the Hallandale Beach condos for sale guide. Moving within the city? Read how a Hallandale Beach condo sale works before you list. If you'd like, I can pull the district charges and flood records for two or three addresses so you can compare them side by side.
If you would rather own a house than a condo, the guide to houses and townhomes in Hallandale Beach covers prices by island, and the parks, beaches and places nearby are mapped out by how residents use them.
Hallandale Beach neighborhoods FAQs
What are the main neighborhoods in Hallandale Beach?
Golden Isles (single-family houses on finger islands off the Intracoastal), Three Islands (townhomes and condo buildings), Venetian Park (townhouses), the high-rise condos along South Ocean Drive on both sides of A1A, the towers on East Hallandale Beach Boulevard, and the inland streets around Peter Bluesten, OB Johnson and BF James parks and the Historic Village.
Is Hallandale Beach a good area to live in?
It depends on the home and costs you're after rather than a verdict on the city. Hallandale Beach has 3/4 of a mile of public beach, gated island neighborhoods with their own security districts, and city parks inland. Zillow's typical home value was $279,430 in September 2026. Check crime map data, flood zone and school assignment for each address you're considering.
Is Golden Isles in Hallandale Beach gated?
Yes. Golden Isles has one gated entrance with a resident lane using radio-frequency tags and a visitor lane with a call box. The roads are public. A city-owned guardhouse is staffed by a contracted security firm, license plate readers cover both directions, and off-duty police patrol from 8 p.m. to 4 a.m., paid by the district's 1.0934-mill levy in fiscal 2024.
What is the Three Islands special assessment?
It's a non-ad valorem assessment the Hallandale Beach City Commission approved on June 18, 2025 to pay for new guardhouses, upgraded gates, road resurfacing, LED street lights and traffic calming in Three Islands. The project costs $5.43 million; about $3.5 million is assessed to Three Islands properties in five equal yearly installments, with the district and city paying the rest.
Where are the single-family homes in Hallandale Beach?
Mostly in Golden Isles, which has 340 single-family houses on finger islands off the Intracoastal, and on the inland streets west of the water around the city parks. Three Islands is mostly townhomes and condos, and South Ocean Drive is high-rise condos. Our Hallandale Beach homes for sale guide covers the house market.
Where is the best place to buy a condo in Hallandale Beach right now?
There's no single best place; it turns on your budget, financing and how you weigh the beach against an island gate. Ocean-side towers on South Ocean Drive give beach access but many date from the 1970s, so check inspections and assessments. Three Islands condos add district millage and the current assessment. Compare total yearly cost, not price alone.
